Lol.
cb’s house is now staged better than most fancy new homes in my area!

I love the living room and am sure the buyers will too. I agree the plants are better outside and hide the lovely views from the house.
I think the LR looks fantastic!! as do the bathrooms and the kitchen. I agree with your agent that the DR table should be set.
cb, I think you’ve knocked this one out of the park. You are picky, but it’s going to pay off big time. Don’t forget it will take time to sell! Don’t get worried if you don’t have an offer within two weeks. It’s an odd time of year.
I think this looks fabulous overall. I agree with ditching the poinsettias…at least for the pictures. Also, remember some of your potential buyers might not celebrate Christmas!
One question…I love that upholstered ottoman/coffee table thing in the living room…but it doesn’t have an chairs near it. It looks funny to my eyes to see that…and a small coffee table. Most folks around here with the upholstered thing use it as a coffee table…and have a nice tray on it.
I agree with moving the furniture towards the coffee table. It makes it usable. Also, I personally don’t like the “against the wall” look with that couch.
I think beautiful and full white linens will look great in the master.
Did I miss pics of the outside staging??
The living room looks wonderful. They did a beautiful job.
Like the staging in the pantry and laundry room. The stove staging–minus the poinsettias–makes me want to step right in there and start cooking while enjoying those fabulous views. (So glad you opted for that rangetop!)
On the negative side, I think that the tall plant stuck in the corner behind the desk in the office should go. I don’t think that anyone would actually want something like that there IRL. The desk is really nice. The plant just detracts from it. One of the nice things about the way they staged the LR is that everything there looks like someone would actually WANT it there, not like items just stuffed into random corners as if filling them up were a necessity, when it really isn’t.
BTW, I love those little globes on the DR chandelier. ![]()
Are you going to have pictures of the fireworks anywhere in the house?
It’s lovely, cb. Crossing my fingers for a profitable & quick sale!
She was talking about taking the dangling crystals off the master bedroom fixture, I believe, not the DR.
I agree with @Consolation - get rid of the plant crammed behind the desk, and the dangling globes are lovely!
Good morning, today is photo day!!! The photographer will arrive about 3:15pm and take a lot of daylight photos. My a lot of daytime photos of the interior spaces and exterior. My agent has paid for 1 hour extra so that he will stay until just the right moment to take twilight photos. Hopefully there will be a beautiful sunset through the windows and it will provide a glow on the house at just the right time. I learned that the very best time to take twilight photos is the exact moment when the outside light matches the interior lighting (with the lights on).
We’ve got a lot more staging and decorating and cleaning to get done before 3:15pm
We have one very serious issue that I noticed when we were cleaning up the other day. Some idiot went around the house (I know who did it) with a dry rag and started rubbing on the windows. I have several brand new windows with big serious scratches on them. There is nothing I can do about it but I was sick sick sick about it and blew up at the crew for the first time this project. I called a ‘meeting’ and tried to make it clear that, because of construction, cleaning these windows is very different than cleaning regular windows at a home. We have had months of stucco grit, dirt grit, cut roof tile grit, etc on these windows. You have to wash with hot soapy water with dish soap to gently clean all the grit and sand and salt off the windows first before you start rubbing squeegees and towels on them. The damage is done and it is another thing that I really just cannot throw money at. It is what it is. Probably I am the only one who really notices it
Let’s hope that my countertop guy shows up with the Soapstone for the top deck counters. Right now there are 3 or 4 areas that we will not be taking photos of. Back yard (once again full of trash), Basement (everything has been frantically moved down to basement and is in heaps of mess), Master bath vanity area and the set of back stairs (which are rotted and a mess and need to be rebuilt)
Luckily I have hired someone to come help me clean today, otherwise I would not make it. This house is a lot larger than I am used to and, inevitably, I will get one area cleaned really nice and then the gorillas start traipsing through it and leaving tools and trash everywhere. I cannot seem to get the wood floors clean at all. I will go over it 4 times with a mop and still have black dirt coming up
cb, it looks great. I think we’re getting a little nit-picky because this is finally the area where we all have something to say!
It does look great…can’t wait to see the final staging.
I’m not a fan of fake trees/plants…which is one reason I would suggest getting rid of the potted trees in the house. They just look…well…fake.
Add me to the loving the living room pile!
I agree about fake plants looking fake, but what can you do - they work as space filler. (Some fake plants do look real - I have a fake plant that does look so real, even my cats have been fooled; they chew on the leaves and then look puzzled.
)
Re: seasonal artifacts in MLS photos. As I am browsing through my local MLS, there are some new listings that have blooming magnolias and rhodies in the photos… Uhm. No. Nothing like that is blooming here in December. You would think that for an upscale listing, the realtor would order a new set of outdoor photos! Not an issue for cb because she will sell it fast and she is not planning to use poinsettias.
There’s nothing worse than snow in listing pictures any time other than winter, but fortunately that shouldn’t be a problem in SD.
I can report that the poinsettias are out of the kitchen. (Just took over my deck chair cushions for potential in photos but they were rejected as being too bright and colorful
) . Everyone is scrambling to get things finished and staging completed. Soapstone did arrive and is getting installed on the top deck. Cb promises informal pictures soonish but not able to confirm when formal pictures will be posted. Currently mainly overcast but clearing somewhat; weather prediction is for partly sunny from 1 until 5 so hopefully there will be some dramatic sunset coloring. (Totally clear skies don’t really make the best pictures.) Also interior pictures will look better without a ton of glaring sunshine streaming in; hard to balance the contrast in photos. B-)
@Marilyn nice to have one of us “on the ground” there!
Live update from the photo shoot. My agent convinced a friend to bring over a 1967 antique Jaguar and we backed it into garage for shots from driveway highlighting depth of garage and workshop
^^ very cool!
Now that’s staging!
Better than Nordstrom bags in the MB closet!!!
