I don’t have a problem with the “robe” reference – it infers that the deck is private.
Why mention robes? What about “private decks for leisure and relaxation”
I sent some of your suggested changes to her. Photos came back at 11am. Most of the photos are stunning. But he had turned lights off upstairs and the twilight photos from outside to the lit house highlight the living room but the nice angles upstairs are lost because the lights weren’t on upstairs. And our garage shot didn’t have the lights on in the bavk workshop. Oh well. Lesson learned…leave all lights on everywhere in house for all photos, especially twilight photos.

I would leave in the designer line. In distinguishes your ad from every other luxury house ad out there and IMHO accurately targets a status-conscious buyer. I know it makes you uncomfortable CB, but you are not the target buyer. Agree the robe line is over-the-top. The house is gorgeous.
I don’t know if I’d call the house Spanish either. That conjures up an image that’s different. How about French Mediterranean? Or just Mediterranean?
The balconies are private from the public rooms of the house, not from the rest of the world. You can see them from other houses in the area. The idea is to indicate that there are these balconies (although one is really the full beautiful deck with counters and the dumbwaiter rather than a balcony so why not say so?) I just didn’t care for the image of hanging around in a robe as a selling point.

Pictures are great though I’m not a fan of #8 of 25 the throw on the back of the sofa kinda looks like and unmade bed. I didn’t see the dumb waiter mentioned in the ‘features section’ was there not enough room for it? The listing I saw although has see supplement for more info but I guess that just for realtors.
