Sounds like a fabulous day!!
One of the key comments we heard today was that the real estate agents had 2 or 3 other large homes on the caravan today and that this property was by far superior to the other large homes they viewed
I got my hands on the list of homes on caravan today and here are the other large homes the agents viewed today
1053 Sunset Cliffs Blvd 92107 (note that there are no interior photos for this one. My understanding is that the color choices and materials are hideous taste)
1045 Sorrento 92107
916 El Mac 92106 (very special location but has been for sale for about 2 years now)
1163 Fleetridge 92106
Note that these are all priced significantly higher (except Fleetridge). Another comment was that it was very smart to keep price under $2 million
Regarding Flip This House #6… Funny you should ask
In the middle of trying to answer a million questions and annoyingly pointing out all the stuff under the covers to the agents (who could care less probably), I got an email from a local agent.
Our property was not on the official Caravan List today because you have to be listed by Tuesday evening to ‘make the list’. So my agent went to the morning meeting / pitch session with flyers in hand and talked up the property and told everyone to come by (caravan open house was also mentioned confidentially to agents in the MLS listing). So, if an agent was not at the meeting this morning (only about 25% ever go), they may have not known about the open house.
Back to the point… this agent was not at the meeting and did not know I had a project on caravan today. But, she is the agent that listed Adair… the one that someone else bought after I backed out because I thought it was going to be a City nightmare. Well, things happen for a reason. It turned into a City nightmare but for a different reason. Remember I discussed that another flipper got a Stop Work order because the sidewalk was ruined? Well, the City finally got that sidewalk installed last week and the builder is still stuck waiting, about 4 months with no progress. I loaded some photos to our Flickr group a couple of months ago.
She has a pocket listing where a mother has passed away and the heirs still have to clear out the house. It is a very unique piece of property and she wanted to call and see if I would be interested in. This is in the Loma Portal area which is technically under the flight path, so values lower. There is a 3600 sq ft old original Spanish on a lot facing one street and the family owns the whole lot behind it to the next street over. There is a 2 car garage in the house and then the family has another 2 car garage on the back lot that they use as their entrance. Are you getting the theme here??? I could have a total maybe 5 car garages!! Obviously there is a demand there for that:)
I told her the truth… cannot make any commitments until I sell this project. She wants me to drive by and see what I think about the project.
All good news…but of course…will be better news when that right buyer signs a deal!
Sorrento- seems like there should be more interior pictures.
El Mac- I like the house. But the staging in some of the bedrooms is terrible.
Fleetridge- it looks like several rooms really don’t have lots of windows…and rely on skylights. Also, rooms look cramped to me.
Sunset Cliffs- clearly they are counting on the fabulous location to sell this house. The outside is lovely…and there was one interior picture…of the elevator! But really…it’s twice the cost of yours…I think whomever buys it will be paying for the location.
Your house seems more spacious than the three with pictures of the inside. And your price is right!
I found a video of sunset cliffs on the Zillow listing. The interior looks like a good fixer upper.
Oh heavens. Take Dramamine before you watch the video. When you go to the zillow listing, it’s the little arrow in the first picture.
Really…space looks good but interior is painted totally in an aqua blue color…not my favorite.
It’s also across from the beach…and has a backyard pool.
But for $3.6 millinon?? No.
What fabulous feedback from the brokers! I predict a deal (maybe not a closing, but a contract) no later than Christmas!!
CB shouldn’t close this year, if Trump pushes through a tax cut for businesses it could be worth $100K to her.
And pay holding costs until after February 1? Better to sell sooner, and not have those holding costs.
There is a SIX MINUTE video of the Sunset Cliffs house on You Tube in which the house has been staged and there are interior pics. Just google the address. The kitchen is underwhelming for $3.6M.
I would worry about the cliffs eroding.
The people standing on the tall rocks with their backs to the high cresting wave are idiots.
Thank you Thumper for remembering that I cannot just sit here holding out for a big price or hold my breath for a tax cut. A bird in the hand is the best situation right now.
Not to mention huge property taxes due this coming Monday. For those that understand California supplemental taxes…prior owner was sitting on only $110,000 tax value. I owe a lot of taxes for the difference in prior fiscal year and new taxes
But take Dramamine before you watch that Sunset Cliffs video. It really rocks And rolls…and not in a good way!
To be honest…they should delete it.
OMG!!! An agent takes a $3.6 mil listing and then runs through the house with some hand held video camera and flings around taking a fast video???
It literally made me sea sick to try to watch that.
The house is actually kind of ugly on the outside. It just doesn’t fit. It’s like a fake Mediterranean tract home design
HAHAHAHA!!! The next video that popped up after the Sunset Cliffs house is a January 2016 KPBS piece on Sunset Cliffs erosion and recent cracking! Wonder if the owners need to disclose or provide geological assessments.
The photos are stunning. Can’t wait to hear more updates. Perhaps a bidding war ?
These homes are across a two way street from the cliffs. The cliffs erode a bit each winter but the City will close the street or turn it into a one way street to lower traffic before they let a bazillion dollar home get compromised
Looking at those listings makes me value the stunning job done by your LR stagers all the more.
CB, something that struck me when I was looking at the photos earlier but forgot to mention is that as far as I can tell your house is about the only one I’ve seen where TVs are not the focal point of half the rooms. In fact, your pictures don’t include a single TV! Perhaps that’s why they look so nice.
I really like your bathrooms and the blue and white tile with dark vanities and white subway tile. They are transitional, they fit with the house, they have character. Also, may I say again that your kitchen plus pantry absolutely rocks. And you know how I am about kitchens! B-)
I’d love to see how the powder room turned out.
“And pay holding costs until after February 1?”
No, I meant close January 1 or as soon as possible after that, not go to contract after Jan 1. The taxes are based on when the house closes, not when it goes under agreement.
Realistically it will be a January close at the earliest anyway, that’s only 19 days from Monday, which is the earliest CB said she would accept an offer. If there will be a mortgage involved, there’s no way that can get done in 3 weeks. Even if an all-cash buyer turns up Monday, she would be smart to give herself the three weeks to finish all the little things and get the basement and yard finished up. I would bet a week or two of carrying costs against a possible $100K income tax reduction next year.
I think the best I can hope for is to close by the end of January. I’ll be happy if I can make that goal.
Stager asked if we wanted a fake TV for fireplace and I replied with a resounding NO. Firm believer in hiding TVs
