Flip This House #5

Zillow’s price history section has it listed twice yesterday, first as “listed for sale” at 1,849,000 then “price change” to 1,879,000.

Haha…those 13 saves are probably all of us CCers saving it

My agent made a terrible mistake yesterday. It turns out that agents have to manually load listings into Zillow. She manually loaded to Zillow with wrong price. I saw it immediately and called her. That’s how it shows price change. I’m guessing Trulia sucked the data from Zillow and it hasn’t updated yet.

Zillow shows 199 views as of 6am this morning and 19 saved. I wonder if that is all from us or there really is a lot of viewing going on? For example it gives an “owner view” that shows me we have more views than any other listing in price range by more than 100.

I edited home data to reflect new size and shape and Zillow estimate went to $1.75mil. Adding our outstanding views to that means a buyer looking at Zillow will feel comfortable!!

Redfin estimate is 1.9.

I intentionally did not save the listing so it would not skew your data. Number of views I can’t help.

I viewed Redfin twice but not Zillow or any others.

Same here. Took a look, did not save!

Looked on Redfin but also did not save.

White water views? Watch boats float by from the balcony? Those made me laugh - what, are we on a river now? But aside from the bathrobe, the rest of the description is fantastic.

I can see the roof line of the house next door in the pictures but agree the photographer used the reflection from the balcony glass to de-emphasize it, plus probably also exposure editing.

Three different weather sites tell me there will be a high in the mid-60’s on Sunday and probably mostly cloudy. Although as we know that can easily change! And no heavy winds. So it will probably start getting a bit chilly by the end of the open house but you could probably leave the patio door open for the first couple of hours at least. Wait and see if the sun is out, which will make a big difference.

This explains why Zillow and Trulia suck, especially in red-hot RE markets (this is from 2012, but in my experience, it is still the case):

@coralbrook I just wanted to thank you for the timing of your listing. This thread gives me a great respite from my obsessive checking on my son’s Naviance account waiting for his PSAT scores!

Imalso looked…but did not save!

Beautiful day for the caravan with the sun streaming in.

Looking forward to hearing feedback…do the realtors give feedback!

Hoping they are calling their clients who have been waiting for a house like this!

Huge day today. I’m sitting on the fancy couch trying to rest my feet a bit.

Started the day with a young lady peering over the fence. I invited her in. She didnt have much time but was gushing. Said she needed to call her realtor right away. Realtor came through during the caravan and said he needed to get the husband over immediately because he was the one that needed convincing. Husband is stuck on Sunset Cliffs area. My agent said husband was over within an hour and spent a lot of time checking everything.

We had at least 42 agents through. It was a mad house. Here are some of the comments I overheard:

She knocked it out of the park

Genius redesign that completely minimizes tall house next door

The design captures the charm and character of the house. Thank you for not going bland and cookie cutter

This is going to sell really fast, priced right

I need to get my clients over here as soon as possible

Some agents personally sought me out to tell me how much they love it and one hugged me. Some remembered my work from the Hoarder House and Liberace House.

One agent I know represents two competitors in the area. He said that he could tell I did not cut corners and he wanted my card because he has something I might be interested in. He spent a lot of time talking to me and wants me to come look at a project just coming on the market. I have no idea why he wants me to come to his listing but I want to network as much as possible in this area.

Interestingly, the agents who sold me the house and keep trying to get the listing did not even show up today.

Realtors seeing the house and gushing is all fine and dandy but some real buyers actually showed up. Three people came in just from the signs or saw the listing. The husband or wife would come and within one hour they were back with their spouse. Several couples spent a lot of time in the house. The cutest was a husband (another car freak who wants to build another garage) who brought his wife back and was walking around "Look honey…double ovens. Look honey…dumbwaiter " and was giving his wife the entire sales pitch and showing her what every room could be used for

And then many neighbors who have been waiting for the day an Open House sign would go up:)

Sounds like a home run to me!!! Maybe a bidding war will ensue?

Are you willing to take an offer now or are you going to wait until after the open house to take offers?

Fingers crossed here!! Sounds like a good start!!

Fingers crossed!!!

Even if I took an offer tomorrow, I would legally have several days to sit on it. I don’t ever hold out hope for an Open House. I don’t think we’ve ever sold from someone wandering into an Open House. We just get looky lous, neighbors and some buyers sent by their agent.

But what I definitely want to do is give time over the weekend for serious buyers who might actually work for a living and need to schedule some time to view the house.

What about “Flip this house #6”?
