Flip This House #5

Wow. Absolutely stunning! Hope you get every penny and more (and soon!).

Pictures really do look great. I don’t think the garage picture adds anything to the listing; I’d replace it with a view pic.

Is the finished basement included in the 2800 + sq. ft.? If not I would include that in listing, making sure to note it is not part of square ft calculation.

No its not in the calculation. I hope she adds something about 700 sq ft outdoor living space and the 850 sq ft basement

My agent is going to keep sorry bedspread picture because she likes how it highlights how large the room is and that it has attached bath

Funny about garage pic. Two male friends have emailed “love the Jag in the garage”

I bet from now on she (and you) will be checking the bedspreads before pictures are taken.

The detail that makes me giggle is the bow-like page folding of the book on the ottoman. I wonder if doing that would make my living room look fancy .

I like how the photographer lined up the rail so that only ocean shows above the rail. FYI this site has two of the same picture and is missing that one dramatic sunset main deck picture. http://www.sdlookup.com/Pictures-160064177#23

Can your agent blur out the license plate number on the Jaguar? Seems like something the owner wouldn’t want to broadcast.

You should have staged a case of Perrier or champagne in the dumb waiter behind the Jag.

DH was impressed with the folding doors on the upper deck.

A case of Perrier and/or champagne in the dumbwaiter is a great idea!!! And a fancy ice bucket and glasses.

So many nice touches in the photos – @rhododendron 's comment (#4964) about the way the book is displayed on the ottoman made me go back to look. What a hoot!!

I asked the interior designer about the book and she said it was a fancy way to keep it open and draw interest into the room.

Yes, we should block out Jag license plate

Zillow and Trulia only have 18 pics, other sites have 25. The ones with 25 have the Jag pic and the coast shots, so I withdraw one of my earlier criticisms.

Question about the pic from the upper deck (pic 14 on the coldwell banker site): were the glass panels that would show the mcmansion next door artificially darkened to de-emphasize that there is a house right there? In pic 13 they don’t appear to be dark. Very sneaky.

I wouldn’t be surprised if they photo shopped out the house in a couple of the pics. I believe my agent asked him to try to take shots that didn’t have the other house in them. I noticed that too and thought it was a lucky fluke!

Yes, my agent has rearranged the photos and the coastal zoom shots are in the listing. She also added the supplemental description last night and I think it’s pretty good… although she slipped the dang bathrobe reference back in

This is a good chance for me to go through the difference websites and see who got the listing loaded first (which means it should be the one we all use to try to get first dibs on something new coming onto market) and which ones have the full set of photos and full set of description and supplemental.

Sounds like Redfin was first to have the listing but I don’t know if they have all the photos and description

My quick non scientific analysis shows that Redfin got the listing loaded first, has all 25 photos and the Virtual Tour (which has limited photos), shows the Open House schedule and has the full supplemental text. Unfortunately, as stated above, it also has a big Street View button that has unfortunate alley view of old distressed house. Obviously Google and other street views cannot take a photo from the front of the house. In fact, we are probably one of the few little street sections where the mail is delivered in the alley

But if every site updates, say, every 15 minutes, isn’t it the luck of timing as to who posts it first? And, what’s the importance between posting it first and second?

Right now we cannot put anything into the dumbwaiter to highlight the interior because the dang doors are locked due to a small wiring mishap. We are madly trying to fix this before the Sunday Open House because i know people will want to play with it

I’m off for another long day… this is going to be interesting. I have to get dressed up nice because Brokers are coming through the house and I have to be on my game for them. However, I need to spend two hours on my hands and knees scrubbing stuff and running around. As soon as I walk into that house this morning I am going to have to strip off the good clothes and my nice flats and scrub… then try hard to remember to get the jewelry, scarf, cashmere sweater (because I think it’s cold today at 65!) and shoes back on at 9:59am

Still trying to decide whether I should open up the Accordion Doors and living room french doors or not for the Open House… it might make it too cold in the house. Of course I could just crank up the heaters and make it too hot inside to accomodate

Yes, my non-scientific research also says Redfin got the 25 pix and the listing up first!

We looked at a home with an elevator - walked into an open house. The elevator was locked - to prevent non-serious gawkers from playing with it. I recommend keeping the dumbwaiter shut; serious buyers can paly with it during pre-inspection (fingers crossed there will be a pre-inspection! )

cb:

Redfin has the asking price at $1.879.

Trulia has the asking price at $1.849.

Trulia and Zillow are so idiotic - they always mess up something, like pending sales are listed as active, addresses are often mapped wrong… A serious buyer will never look on those. I personally will only touch the sites that get info directly off of MLS and update it often.

The zillow price history shows that it went on for $1.849m, and then the price was raised to $1.879m. I guess trulia didn’t update.

I can’t remember - are the sisters that sold it to cb local? Have they seen what’s been done to the place?

Redfin has the updated description - Wow!

Thirteen people have saved the Redfin listing to their favorites. That sounds really good for a listing that’s been up less than 24 hours.
