Flip This House #5

Evidently one of the phone calls was from a high producing local agent who really wanted to get in tonight to do a preview. My agent had to talk her into coming during Broker Caravan tomorrow because we do not even have a lock box on yet

Pictures are fabulous…and everything looks terrific!

Here are the calls we have received so far

High producing local agent (mentioned above)
Agent who wanted to make sure it had original style because clients are looking for a Spanish and were interested in the Alhambra house but it needed too much work
Another call on garage configuration (what is it with these cars?)

She thinks there will be several brokers coming through tomorrow

Your gorgeous patio looks so enormous! Love all the photos on the Redfin and also on Flickr! Sure wish I had a spare $2mm lying around to buy that lovely home! Maybe all us CCers could have a timeshare and each pony up a bit–maybe if none of us had spent $$$$ on those college tuitions & expenses!

Is anyone an expert on Spanish style? I cannot figure out what the heck this house was originally. Steep roofs are kind of French Normandy. The original grid windows are kind of not going with either style. My fireplace and dark ceilings are Spanish and the bumpouts in architecture are probably Spanish. Coved ceilings and archways are Spanish but nothing else is there such as the wrought iron.

If you look at the Alhambra house it does scream Spanish on the exterior but it translates to small windows and a dark interior. I do have thick plaster and bull nose deep windows

Cb, if they are interested in a Spanish, tell them they can come with their agent and take a look. That’s what we did when the buyer of our first house called and asked if the home was Feng Sui compliant. Heck, Mr. had no idea “who that Sui was” (lol) so he told the buyer to come and take look. Lucky us, 100% compliance. From now on, we will never buy a home with the stove facing north, lol.

Aren’t clay tile roof and stucco also Spanish?

My quick look at Wikipedia tells me that you’re house was somewhere between Mediterranean Revival and Spanish Colonial Revival…although the latter seems a bit too ornate.

That’s another goofy thing about the house. It was cedar shake and now its concrete shake style.

Thank you so much. I think we will change description to Med Revival

Med Revival made me chuckle…sort of sounded like you were bringing someone back from the dead!

Just amazing. I have so enjoyed seeing this transformation. It is exquisite. Love it.

Here are 9 elements of the Spanish Revival style.

@coralbrook How many do you have?

The pictures look great!

Two minor quibbles:

  1. In both the lower deck and upper deck shots out towards the ocean, the railing is exactly at where the ocean meets land. The photographer was clearly crouching down to get his preferred angle on the furniture, but I don’t think he was looking at the view. Those railings should not be covering the water at all.

  2. On flickr there are great zoomed in shots of the coastline. Why aren’t these in the listing photos? And maybe a fireworks one.

What do you do for an encore?

I only have 4 of those elements. No Spanish tile, don’t have terra cotta roof (although our North Park Spanish cuties have flat roofs) and no wrought iron. I don’t think courtyards are mandatory

Would the entryway red tile be considered Spanish tile?

Congratulations on getting the house on the market. It’ll sell quickly, and then I’ll have to find another thread to stalk compulsively.

I especially like the shots of the green gates and just inside the yard. You can’t see the monstrosity downhill at all.

My only quibble with the photos is with #20 on Redfin, the bedroom with the undersized comforter. What were the stagers thinking? I know they were the less expensive stagers, but really? It seems that this shot could simply be removed without losing anything from the listing. I don’t think anyone will not go to see the house because there’s no pic of one of the 4 bedrooms.

That is hilarious. I have never even walked to that side of the bed. I walk along other side to clean the bathrooms. He took photo from the side facing bathroom and I had never noticed that stager must have pulled comforter over to cover the other side.

Ill point it out to my agent

It is absolutely beautiful @coralbrook - I think my favorite part of the house, other than the views, is the kitchen. Such a refreshing change from the all white kitchens that seem to be the favorite up here in LA. I’m in love with those blue cabinets. They are really eye catching. The entire house has gone through an incredible transformation! Can’t wait to see how it all shakes out…are you taking some time off to rest after it sells?

I actually expect the next couple of weeks to be crazy between cleaning up everyday and the 10 small projects we need to finish
