Flip This House #5

My roofer just called and told me that his roofing supplier forgot to place the order for our missing roof tile. This is going to start becoming an emergency real soon. We still have a whole portion of the back of the roof does not have any tile installed.

Can you pass the final inspection if there are roof tiles missing?

Yes. They only care if you have the sub structure and lots of waterproofing paper and flashing. Or at least that is what I’m hoping. When you pull a roofing permit they only come out for nailing of plywood and paper and flashing. They don’t come out a second time

How long will it take to receive the roofing materials?

Re the mysteries of the Mercer house: the window in the bedroom is clearly there in the photos or the exterior, so it is a mistake in the floor plan.

The fireplace has a vent out the side of the house, so there probably isn’t a weird bended chimney in the boxed area. I can’t think of any essential systems that would need to run up through there…very strange.

We ordered materials 3 weeks ago and when my roofer went to pick it up they had lost the order. So we just today ordered from a different company and we are waiting for an ETA. But these are the tiles I am going to have to paint to match the old ones because we ended up 100 short to patch up the old roof

It is not going to be pretty, but you should secure a tarp on the exposed roof, to prevent rain waters. We had a lot of rain in N. Cal.

We are not expecting any rain, but I’ll double check. The waterproofing is on so we should be good. I learned from my roofer that shingles and tiles do not keep it dry. They are there solely to keep the felt/asphalt paper from sunlight which disintegrates the paper

We have an interesting showing tomorrow. Buyers are coming with their agent at 6:30am because they want to be inside the house when airport starts up to see if there is significant airplane noise. This house is not technically under flight path but the FAA is changing to a new spread pattern. Planes are flying much further south now and there is a big community uproar about it. We are pretty much in the same position as the Sunset Cliffs area which eliminates one of the reasons that area was so much more desirable

@coralbrook - We’re expecting rain Thursday into Friday here in LA. I’ve been keeping track as my San Diego son is supposed to be driving to Nor Cal on Thursday. I believe rain is forecast for San Diego early Friday. The weather forecasters are already calling it a “significant weather event”…ugh

I noticed that an agent left a comment on the Redfin listing page about some airplane noise. I couldn’t figure out what his motive was, but it annoys me. If you can’t say something nice…

Make sure the buyers are out before the daily wide body Hawaiian Air flight goes by at 10:30 am! Low and slow.

It’s hard to tell if planes are cutting it a tiny bit closer, but really they’ve been allowed to use the the sharper take off vector all along. Not sure how much is perception vs reality. I haven’t really noticed any major changes since the new flight paths were effective on November 10. DH hasn’t noticed it but he doesn’t even hear me talking to him when I’m standing right next to him…

Yes, all three of my local forecast sites are saying it will rain Thursday night into Friday, 90-100%.

We’ll be OK in the rains except for mud all over the place because we haven’t got our mulch spread over the yard

Marilyn …there is an official name for that hearing condition. “Spousal Frequency Loss Syndrome”

We have relatives in Point Loma who live near the HS. Really, you don’t even notice those planes taking off after a while. I would love to live in their house…or in that area.

In the 10 months we have been working there I don’t even notice it. Sometimes I notice it out in the back yard. Today my ears were picked up listening and I did notice flights twice (probably about 10:30am

Interesting about Redfin agent review. There was a showing this morning with Redfin agent. What exactly did he write?

ED

Is it possible your husband is suffering from SADD- Spousal Attention Deficit Disorder?

Maybe @Marilyn can add a totally positive review!

Yes! Make sure you mention how cool it is to have a dumb waiter so you don’t have to carry groceries up those stairs!

Perhaps the comment is a deterrent to other buyers, while he rounds up some of his own.
