@BunsenBurner, it is the photos of the actual floorplans that show a BR with no window, so if it is a mistake, it wasn’t on the part of the photographer.
I agree: I doubt it would be legal. I noticed that box, too. I was thinking that it might be a dumbwaiter, lol, but I guess not if it is above the fireplace. Maybe it is to store video stuff, if anyone does that any more.
ETA: Just looked at the floorplans again, and there appear to be French door on the lowest level under the FP, and the MBR box doesn’t seem to relate to the FP, which is centered in that wall. Either the plans are wrong, or I am reading them wrong. We need @mathmom the architect to clear this up!
Sorry… Still drinking my coffee. I did not mean that the box in the MB is directly above the fireplace… The MB is above the living room with the fireplace (big window, facing the front of the house)! Would have been very cheap to run a gas line to the upstairs. The white mystery box is very puzzling. A hidden fireplace? ??? Probably not. Every new construction home in that area appears to have a fireplace in MB… so that is an ouch. They should have ditched the espresso maker and used the money to add a MB fireplace if there is none.
The “windowless” BR on the second floor and is facing the front, too, so it does have a window!
ETA: the listing says 1 fp. So the horizontal tile is what the buyers will get. I’d take CB’s house and pocket the extra $1M.
Re the general, maybe the Ocean Beach Historical Society could help you. They seem to have archives so maybe old census records (although the general might have slipped in between censuses). Or they could direct you to a military San Diego historical group that might have info. https://oceanbeachsandiego.com/community-group/ocean-beach-historical-society
Are you still planning on building steps from the front yard path to the deck? Haven’t read that in your list of things to do!
Hopefully there will be a quick strong offer that you don’t have to agonize over - it would be great to be able to relax with family over the holidays instead of stressing through negotiations.
Dumbwaiter fixed!! The company was really nice. They put their technician on the phone with my guy and there was a loose factory wire connection in the main control box. Thank goodness, we thought we had done something terribly wrong and it was going to cost hundreds in service calls:)
@coralbrook, things are really looking up and I predict you will have this house in contract before Christmas! Keep doing your good work and have a happy holiday season!
By the way, when I mentioned that I hadn’t liked the patterned tile, I meant when I first saw the sample. I was worried that the distressing would look too…faux! But I really like it installed, and agree that it’s perfect for the house.
Oh well, if we’re predicting…I predict three offers by the end of the week. One strong low end offer :-/ , one high offer with oddball financing :-? , and one in between with oddball contingencies [-X .
Coralbrook, does the dumbwaiter have a warranty that will pass to the owner? Seems like it’s kind of finicky and would hate for it to be an ongoing problem. Glad y’all found the problem, though!
The dumbwaiter comes with a parts warranty. However, I have no idea whether that is going to do any homeowner any good when they are on the phone trying to trouble shoot with the dumbwaiter company All these companies wash their hands because someone else does the install. But this company is a little different because they do not offer installation services so they are willing to do whatever it takes to help troubleshoot the system.
