Flip This House #5

You need ONE great offer…one!

Hoping this gets resolved this week. Itmwould be a fabulous Christmas present!!

I just got sweet emails from my two largest investors. They both said to “take your time, wait for the right offer. We want you to have a home run”. This is very supportive because I am sick with worry that my investors are getting nervous about this whole project taking so much time

In contrast to the investors on the ‘Coming Soon’ house on Adair that forced the owner to put the property up for sale way too early and now it has been lingering on the market for over 90 days.

Regarding the patterned tile in the laundry room and jack and jill bathrooms. When it first went in it looked odd. But as all the pieces came together it really looked like it belonged in the house and brought the historic character. It looks really good in the long run through the bathrooms and the bathtub area. Brings the eye down the whole corridor between the rooms. Looks really good in contrast with the dark small vanities.

I thought it was going to be too busy with the large white subway and arabesque accent tile in the bathtub but it all ties together really nice. Lots of people really like the arabesque in the bathtub also

And the best part of that tile is that it is really forgiving with dirt. Just this weekend I realized there was a ton of grout and glue stuck on the tile and I had never noticed it before. So, we got that cleaned up on Saturday.

Today we are going to finish sanding and final coat of paint on the handrail. Pulling up rotted boards on the little back deck and starting to repair that deck.

Termite inspection today. I always like to get the termite inspection done before we even go into contract so I know what we need to deal with. There better not be any termite issues in this house since we identified every single area that had live termites or rotted wood and it is all torn out and repaired. The rest of the house is brand new

After the 10am showing my carpenter is going to get up in the master bath and actually plumb in the faucets and sink drains. Right now there is just a lovely faucet dropped into the hole with no running water  We will also finally install the master toilet. I had to wait until the patches, sanding and paint got done in the small toilet room

And, we are going to start clearing the back yard and basement a little bit with some runs to the dump or returns to Home Depot

Browsed this listing out of boredom yesterday. I think these guys stole a lot of cb’s ideas!!!

Including some patterned tiles!!!

I’m not surprised that you have two serious parties. If, as you have been told, it’s priced right, or maybe even a little low, savvy buyers now they need to move fast before it’s gone. Your agent can play it right to imply there are other interested parties (true) to motivate buyers to make a good, clean offer.

I also wouldn’t be surprised that there are more interested parties out there that haven’t contacted your agent yet.

This house is gorgeous. CB, you really did knock it out of the park!

That is a beautiful home with some gorgeous custom wood work details. I love the shiplap walls inside the home, but it may not appeal to everyone. There was some big money spent on that build. Someday I hope I can do something that beautiful. I have no idea whether the $2.8 mil price tag is outrageous for the area or not

I’m racking my brain trying to figure out how I can find the name/history of the original World War I veteran that built this house. I may call my title company and see if I can find the full title chain back to 1937

Flipping world breaking news…

Tarek and Christina from Flip or Flop are separating. They claim they will still do the show together. I cannot imagine how they can do that… it would just be weird

Oh my gosh!, really!!! And they just had a second child. And the Christmas ads for their shows show a lovely family celebrating the holidays together – all the things that Tarek alleges are important.

Geez. Nothing stays the same, does it.

Cb, shiplap aside, i think they did get some of their ideas from you. Even the colors of some cabinets! The price is yikes, but… It is apparently not that outrageous. It is such a great area - only minutes to downtown yet so secluded and peaceful.

Wouldn’t the country property tax office have a history of the record of ownership of the house?

Maybe general McArthur? Oops, too many stars.

Great idea to do some historical research!

Wow
This is serious, Tarek had a gun in hand when he flee the house!

That was me. I’m glad they like it! I love it myself. I’ll try to to strain my arm patting myself on the back.

I was sort of concerned that Marilyn said people were missing the dumbwaiter. Can you stage it open upstairs, ir is there still an electrical problem preventing it?

Yes, I could go down to the Assessor’s Office and do microfilm research. But that would take several hours

It could be a good project for a HS kid! $50 or so to get the job done. Beats cleaning cat boxes or picking doggie “presents.”

Most interesting thing about gorgeous Mercer house to me is what I gather is a built in cabinet run as a side board in the DR that also divides it from the travel area in the middle. Great idea. Count me as one who loves the shiplap.

From the floor plan, it appears that one of the BRs on the top floor doesn’t have a window in the room itself, only in the ensuite bath?? Major fail, if so. I’m thinking it must be an editing error. And I hope to doG that the fireplace surround is not the already-dated horizontal tile it appears to be. I think they should have gone with round river rock, very much in period for the style of the house. The porches are to die for.

Coralbrook, coul you get the previous owner info from your title search company? It’s not like there were that many to plow through! ETA: Duh, I just realized you mentioned this already.

I do not think it would have passed CofO if there were no windows in the bedrooms. Probably the photographer did not get the shot right. Agree on the fireplace… and the master bed which appears to be right above that fireplace has some weird built in box instead of a fireplace.
