The Tesla crossover was tempting, until I read this. http://www.cnbc.com/2016/10/24/consumer-reports-ranks-tesla-near-bottom-for-reliability.html. So you can save up for a different model.
Our afternoon showing had to reschedule to Thursday
We now have two verbals. One in the oddball financing/doesn’t have enough down payment and others who desperately want the house but need to sell their house first (it’s local). Their agent is insisting that she already has a buyer for their house. Not holding my breath.
Two showings scheduled for tomorrow but I had to push them off until the afternoon because it would not be appropriate for buyers to be in the house while the Building Inspector is doing the Final Inspection. Final Inspection focuses on smoke detectors, CO detectors, those awful occupancy sensors on all bath lights, humidity sensors on the fans, lighting, the Duct test paperwork, deck railings and all kinds of safety stuff. I went through the house with a fine tooth comb today and noticed we had forgot to put switch and lighting into one of our exterior closets and some plates over the switches in the basement bath. All doable.
We are replacing all of the boards on the back deck off the middle bedroom door because there was termite rotted boards. We are tearing the railings and deck apart to make sure all the wood is good and installing Trex composite deck boards for longevity. Of course we are 2 pieces short on the Trex so I have to rush to Home Depot early tomorrow morning because I have the truck that can carry 16 ft Trex - can’t do that in the Tesla! Which means we will be madly sawing and installing these last boards before inspection
Obviously the house is desirable. The right offer will come along soon.
Awfully quiet on this thread!! What’s going on?
Maybe coral brook got some downtime and enjoyed a glass of wine (or two) and a well deserved sleep. She must be exhausted, both physically and emotionally.
We are all waiting with bated breath!
I think she’s busy with getting the final inspections done this morning. Hope all goes well!
Like a junky needing a fix… can’t go 12 hours without a hit of Flip This House. ![]()
CB - hope all goes well with your final inspections today and with the showings in the afternoon. I have a good feeling that this place is going to go quickly!
Well, we’ve got a big dilemna this morning, as always. At Home Depot by 7am to get the 2 pcs of Trex. Get them to the job by 8am and they are not the same color at all. 75% of deck is already installed with Trex that a friend gave me leftover from their job. Mad call to my friend who cannot remember where he got it. So I had to hand whatever cash I had in my purse and send one of the guys off in my truck to two other stores to see if they can find the right color.
So, if inspector comes in next hour we will not have all boards down on small deck in back which is a safety hazard
And, for some reason unknown to me one of the workers took off smoke and carbon detector in basement and now we cannot find it. I know why they took it off because when they are sautering copper or something they keep going off.
And showings starting at 11:30 today so I need to start cleaning the floors again.
Since it’s a small deck can you just go ahead and install the wrong color for the inspection and replace it later? I don’t think the inspector can fail you on color choice;-)
I don’t want to cut the pieces because that would be wasting $120 that could be returned. Those Trex boards are expensive at $40 each
Waiting for inspector with a box of Christmas cookies I stayed up and baked last night. I’m hoping that I’m the only Suzy Homemaker handing him cookies today:)

A little bribe will do real good.
Chocolate chip cookies helped us one time. Inspector told us he’d sign off provided that we promise to take care of the issue that week (before the next inspector was due to come.) Good luck!
By the way, the Honda Ridgeline is a very nice looking truck. It has a lockable in-bed trunk, too. That would be handy for your expensive tools and small parts/materials.
Failed final inspection for one stupid reason. My electrician forgot to put GFI outlets in garage
But he loves everything about the house and said its obvious that I love my work and he says I should save another house in the neighborhood
He guessed $1.8mil for sale price
I would think your electrician would know better. So what does this mean? You just replace them and call (and pay for) another inspection? Does it really mess things up or is it just a minor inconvenience?
Minor inconvenience. I am really mad at my electrician but madder at myself. I know that code requirement but didn’t notice that walking by for 4 months:)
I just have to call him back(no extra cost) when we get it fixed
We have heard from the Tesla client’s agent. They want the house really bad and will be submitting an offer soon. They are in Marilyns category of oddball contingencies
Always the oddballs that come in first! Crossing my fingers for that cash or no contingency offer.
