I doubt the carrying costs are much of anything, there’s almost certainly no mortgage and the taxes are probably low because the house has probably been in the family for a while. The taxes on cb’s house are only $1072, according to zillow, I’m guessing it’s a similar situation.
I don’t think the house is that bad. Yes, it’s totally dated – popcorn ceilings, wood paneling, plaid (!) wallpaper – but it appears to be in decent shape and there are no red flags, from the photos at least. (No water marks on the ceiling, no leaks around the toilets, etc.)
Regardless, it doesn’t look like a very “special” house. I’m sure it would greatly benefit from cb’s touch, but I don’t think there would be a huge payoff at the end of the project.
That’s not the actual house in question; just an example of what “original condition” might mean. The actual house is not on the market.
The actual house is 1937 Spanish again. Original condition could be really really bad. Figuring the Sellers do not even realize that Grandma’s house needs a total rewire, all new plumbing etc. It makes no sense to’paint’ a house when walls have to be opened up to rewire etc. Not to mention potential mold from old plumbing
Our final showing (that is on books as of now) just went through. The guys working said they spent a long time at the house and looked’happy’, whatever that means. My carpenter has good ears for overhearing tidbits because he’s been through this with me many times. But the laborers who are trying to move 10 cubic yards of mulch up a ramp to back yard aren’t paying attention. They were the only ones here during the showing
Why do all these people think a coat of paint will make ALL the difference…when really walls need to,be taken out?
In the house Marilyn linked…the sellers would be well served to remove ALL of,the hideous curtains and balances. Windows with NO window covering would look better.
That’s what the Sellers of this house waited forever to do. They thought the squatting son was going to clean it up for the big bucks. I had to walk through the house and educate the agent on all the serious issues and emphasize that noone could safely move into the house, new paint or not.
There was a big issue lurking in the attic and inside some walls that they were all in denial about. As soon as I put it in writing to the agent he has to disclose to everyone
Another agent just showed up with clients as I was leaving. I don’t think they had a scheduled showing.
Is another open house scheduled for Sunday? I’m sure there are many interested folks crunching numbers and talking with their bankers to make serious offers, if they can afford it. You do have an incomparable offering.
The view today might not be that great but at least the cloud cover is muffling the airplane noise!
Serious, good offer by next Monday.
We are closed for showings Saturday after Noon because I’m having my holiday sit down dinner at the project. I’m so overwhelmed trying to keep the 2870 sq ft immaculately clean that I just couldn’t think of trying to get my home perfectly clean for guests. So I’ll kill two birds …they are all dying to see the finished product.
No Open House scheduled on Sunday
That sounds terrific! A holiday party at the new place. At sundown…I hope!
You surely deserve to have a gorgeous setting for your holiday party and this house fits the bill nicely! What a great idea! Maybe one of your guests will buy the house!
I’m planning to use the event to test all the appliances. I’ve been dying to cook something on that gorgeous stove. Also going to test the fireplace with some logs. Even though we’ve given it a flashlight inspection I’ve never burned anything in it because the guys would all complain that it’s too hot. Smoke will probably start pouring into the house:)
Have a wonderful party in your beautiful house!
I’m hoping that Saturday will be the magic day we get offers and I will be able to break out the champagne that has been waiting in the project fridge
I called for final inspection today but we still have 1/3 of the mulch mountain to get off the driveway by about 10am. Its raining hard here so we carefully covered pile with tarps and bricks. They are starting at 7am this morning with rain gear on
I got up at 5:45am this morning and started making cookie dough. I’m going to take it over and cook them in the oven so inspector can have some warm cookies on a rare cold rainy day here.
The inspector did a huge and valuable favor for me recently and he deserves every kind word I can give him, including probably a special note to his boss.
Passed final inspection!!! When he came into the kitchen he saw I had changed the background on oven to bubbling champagne. He is fascinated with the oven photo displays and played with them the other day. He said “I notice that you changed display”. I replied it was because there was a special bottle of French in the refrigerator that is going to get opened upon final.
He proceeded to take his little tester through kitchen and bath and garage for gfci protection. He went straight to refrigerator and handed me the bottle with “Congratulations” and signed everything off.
He then hugged me twice and said my attention to detail was outstanding and he hopes to see me soon saving another house in Pt Loma.
It is a great day
Tomorrow is going to be another great day but I cannot go into details just yet
Two more showings this afternoon that just called
You’re killing us! Not even a little hint???
Congratulations on the final inspection!
