I think CB was going to have her holiday party this afternoon, so she’ll probably be tied up for a while.
CB is not nervous about finding a buyer this time around, so my guess would be that there is a strong offer on the table and her agent is just making calls to see if anyone else is getting another offer in before a deadline tonight… of course, just purely speculation on my part…or wishful thinking for CB

I was expecting written offers today but they are not coming until tomorrow evidently. 11am showing and then another surprise showing about 2pm when I was trying to cook in kitchen.
All of my friends from Pt Loma at the party think the house is worth more than 2 mil but I don’t count them as total experts

Well, let me just say that I am in love with having a pantry!!! 25 guests last night and I had them throw purses and coats into a bedroom but there is always the inevitable bags of stuff/food coming into the house and we threw it all in the pantry in order to keep the kitchen as a buffet and prep area. I spent hours yesterday moving the living room furniture out of the way and setting banquet tables, tablecloths, plastic protection, table settings, etc
I cannot believe I am saying this but I was so much hoping that we did not have showings today because I really do not want to clean every inch of that place again for the 100th time. But NO… two calls already this morning for return showings (which is a really good sign) from people who came through earlier this week. So… back to the project and spend 1 hour clearing everything out of the house, hiding mounds of trash outside somewhere and schlepping it back in the truck. I warned my agent that the floors were not clean. She told both agents and they said No Problem.
I know for sure that one set of buyers are submitting a list of questions today. That is reasonable because it is hard to figure out what is going to get completed by the Seller and what is not going to get done (I especcially want to make it clear that the basement will be unfinished). Then the Contingent buyer’s agent is executing purchase contracts on their house today and we are going to hear back immediately with an offer as soon as those documents are signed.
So, I expect a lot of action this afternoon believe it or not.
That basement can always get finished… for the right price.

I’m trying to figure what might be on a list of questions and what you would and wouldn’t do. You’ve mentioned that you would add back that extra storage area in the basement for a fee, I think you said something about potentially adding an outdoor shower and installing the right hook up for the buyer’s particular car for an additional fee. I can’t see you getting involved with a pool or building a detached garage. I should think that finishing the roof and the fence would be a given. Anything else they might ask about? Window treatments maybe?
No, not a record. What sucked me into this business was my first foreclosure auction purchase. This was during the serious real estate recession. Lovely townhouse in a secluded canyon right next to Balboa Park. It was really special and I just totally lucked out on that one. The day it went on the market we were swarmed. Open House was swarmed. I received 22 offers !!! and it was a mad house with people writing very emotional cover letters, etc. Asking price $379,000 and it sold for $409,000. I was hooked!! It’s never been that good since

Suddenly this week some large grading equipment showed up about 3 lots down below us where there is a vacant lot. They want to know what the plans are… I have no idea so cannot answer the question truthfully. But I do know that the lot is at least 20 feet below us and can only build 30 ft up. So, whatever is built will not obstruct the views
