The builders around here are getting away with putting a 3400 sft house on a 5000 sft lot by doing something like this:

Almost the same price as CB’s, but butt ugly IMO. I suspect this kind of “boxytexture” is coming to San Diego, too…

You guys would hate my house. :slight_smile: The fact is, around here, if you want to live a few steps from the sand (or on the sand, you are going to have a boxy house. (I personally like my house).

I’m sure your house is tastefully done, which definitely makes a difference. The main thing is YOU like your home.

If they can only build up to a certain height, and they have a roof deck on top, is there anything preventing them from having tall umbrellas or awnings up on their roof deck? Just wondering if things that are not considered part of a permanent structure are subject to the height restriction.

Nottelling, when such boxes start popping up at random among beautiful century-old Craftsmans, they stand out like sore thumbs. Builders around here bulldoze down 2000 sft mid-century moderns to be replaced with 6000 sft of boxes that all look alike. I’m sure in your coastal areas the homes at least have some uniformity!

The only thing that prevents umbrellas and pergolas on the roof is wind. B-)

Tables, chairs, umbrellas, etc can be above the 30 ft limit on the structure. But, technically, vents and satellite dishes (which are affixed to the structure) are not allowed to be above 30 ft. I have a feeling that my neighbor’s Dish is going above the 30 ft but I don’t want to make a stink about it.

Down the block there is a brand new boxyhouse in the midst of Victorians and cottages. Yuck.

When I arrived at 9am this morning there was a lone buyer going through the house. He called his wife to come over but then he tells me their budget is $1.65mil

Well with 1.65 budget, he’s going to miss out. There’s a lot of other interest to compete.

Tough. Cb is not a charitable organization providing affordable housing to people with $1.65 budgets. :slight_smile:

Was the lone buyer with an agent? If not…how did he get in?

Evidently he had an appointment to view a house on Orchard and he was driving around the neighborhood looking at other houses for sale. He was looking at the property and pulled into the driveway and asked the guys “Is this house for sale?” so the guys took him into the house.

Today we had to make two more runs to the dump to try and clear out the yards. For some reason my agent is insisting on sending the photographer out to take photos of the yard and pantry and master bath. I think its a waste of money. I doubt if a picture of the master bath and back yard are going to suddenly enhance more buyers.

But what this is really doing is causing more work for us because we have to try to clean up the yard and clear out garage again. But there’s still roofing materials in yard and I refuse to move those around again

Maybe your agent’s REAL goal is to make you clean up the yard and the garage again, which in her mind would make the house more attractive :wink: Hang in there!

Mr. $1.65mil returned to the house with his wife and kids after the 10:30am showing.

When I left this afternoon at 4pm he was hovering in the alley staring at the house. Then he drove around to the lookout by the front of the house and sat there for about 15 minutes. How do I know this??? because inquiring minds followed at a careful distance and parked way down the street to conduct important surveillance on how long he sat watching the sun setting and the house. I know, I know… I need to get a life B-)

So, I was dying of curiosity on which listing he viewed on Orchard. I researched and there is only one house for sale, brand new listing for new construction contemporary (it took them over a year to finish same type of work we did) listed at $2.275mil. What the hey??? why is he viewing that?? I think he may be able to cough up a little more than $1.65mil

A dreamer buyer. Bottom feeder. I have no respect for lowballers like that. They waste their realtors’ time.

(There are dreamer sellers, too, but cb is not one of them!! :slight_smile: I know a house in my neck of the woods that was listed at $2.9M, then got dropped to $2.5 after a month on the market… No takers. Went into foreclosure. Not the situation here!!! )

His budget for the $2.27 million place is probably $2.1 million. I’m sure he was just feeling you out to see if he could get any signals about whether there’s room for negotiation.

I don’t think he has a realtor. I think he made an appointment directly with the selling agent to view the property on Orchard. He did not come to my property with an agent
