The Orchard house is also very nice. It seems rather unfair to bring the kids along to see these beauties if not affordable.

Ok. He figures that by knocking the RE commission he is saving 3% or about 55 grand. Then he is asking for a discount on top of that… Lol. He needs to fish for stale listings. :slight_smile:

Here is my guess. I’m guessing Mr. $1.65 million will make an offer. But I’m also guessing it will be below the asking price. Either that or maybe MRS $1.65 million isn’t a cheapskate, and knows the real worth of CB’s house!

The Orchard house is really nice but I think the only views are in the one room looking out over the deck. They run the risk of the house next door building up.

The Orchard house makes clear that your place is very, very well-priced (from a buyer’s perspective).

Orchard house is OK…but your house has more character, and a better yard.

There are no photos showing the outside of the Orchard house… that seems pretty odd.

Cb’s views are far superior. The biggest drawback to cb’s house is that the master is on a different floor than the other bedrooms. For some families that is a deal-breaker.

Google Street view has a picture of the new house while under construction.

I saw the old photos but assumed the outside looked way different now.

Almost triple the price, wow.

I agree that we are having an issue appealing to families with young kids because the bedrooms are separated.

Hang in there CB. When we built our house, I wanted the master on the main floor…and kids upstairs. Kids were 6 and 9 when we moved here. DH did not agree…but NOW he wishes he had listened!!

There is a solution if parents really want to be on the same floor as the kids. I have reconfigured the original master suite by moving the door so that there is an ensuite bathroom. The bathroom has a tub i(but it is a deep tub) instead of a walk in shower. And, it is still located in another wing of the house from the kid bedrooms. The kid bathroom has a shallower tub to make it easy to bath kids or so that they can get in and out easier.

The other drawback to this house is one of the bedrooms has the door going out to the back yard. A lot of parents would not want children in a bedroom with an exit door. But I had no choice because it was the only way to get to the back yard without having to go outside. I think access to the back yard is a big issue but I could not figure out any way to solve the problem. There was no way I was going to move the whole kitchen and living area to face the back yard when there were huge views on the other side of the house. A lot of old houses have the same design, some small door going to back yard. Most of the old craftsman houses in North Park have a small door on the side of the house that you exit to go around to the back yard (if you even have a back yard… everything is on small lots in North Park)

I wouldn’t sweat it. It sounds like you’ve got plenty of interest and that people are working on pulling their offers together. Can’t wait to hear!!

No updates from the Tesla people, I presume. Hopefully they weren’t spooked by the earth moving equipment. Your agent surely knows enough about the height restrictions to be able to reassure other agents.

Just looked at the Orchard listing - isn’t there always supposed to be a picture of the front of the house? Overall not impressed with the quality of photos for a $2+ million dollar listing.

I drove by the Orchard listing. I’m guessing that there isn’t a photo of the front of the house because a) it is a very skinny lot and there’s barely any house showing from the street and b) they are still under construction outside and cleaning up their mess (gee… that never happens to me!!). But, there is a MLS requirement that there be at least one photo of the front exterior of the house in the listing. Guess they ignored that rule :slight_smile:

Yesterday we hauled trash and recycle lumber off to the dump. And, we built a wall in the basement to cover up exposed drain lines. And we finished the side fence and gate. WE also repainted all the garage and exterior closet doors because they had been ruined by all the stucco and construction.

Today we are cleaning up the back yard and taping and mudding the basement wall to get ready for paint. Also going to finally install a handle on the Anderson patio door that was moved up to the master bedroom balcony. And we have to rescreen the big screen door for that balcony.

On Monday we went through our entire window screen inventory to make sure we have screens for all windows. Come to find out that we seem to be missing screens from 5 of the original vinyl windows. I cannot even remember whether they were missing when we bought the house or went missing through all of the construction. So, I have no choice but to disclose to buyers that screens are missing from some of the bedroom windows. It’s not an issue here in San Diego except for flies during a few days in summer. Some of the windows are up pretty high and will not get flies anyway. It will be very difficult to buy screens for the windows because they are the custom color that I could only find from one vendor.

We have two interested parties that are still working out details. I won’t go into the details but it has to do with the other side of their deals. They both are dying to make offers but are being held up with issues out of their control. Their agents keep contacting my agent with updates and asking “do you have any offers yet?”

I’m not too worried at this point because we are still averaging 1 to 2 showings a day, so there is interest. I will start analyzing our strategy when we get to the point that there are no showings and no more calls about the house. Tomorrow we will be 14 days on market and a fast sale in this price range is 21 days on market.

I have to keep reminding myself that we were 3 weeks out for Liberace House and then suddenly we had 3 offers competing against each other.
