Flip This House #5

Yes, one of my friends was in vacation violation and had to use some if her vacation days in December or she would have list them and she and her supervisor would have been in trouble. She works for the state.

@Marilyn - my husband’s company is making everyone take off the week between Christmas and New Year and they have to use vacation time for the days that aren’t holidays. It’s alright with us since he has some stuff to do around the house anyway!

Since I cannot be at the property when there are showings, I had some time to load up some photos of things we are getting done. All of our fencing and gates are done and two guys have spent 3 days clearing out the garage and basement. Our garage looks great and the basement has been vacuumed and cleaned up and a new wall built. But we still have a pile of stuff in the basement after 4 loads of returns or back to my garage. It will get cleared out eventually

The roof tiles showed up yesterday but, since it is raining, we cannot do anything about them. They will have to be painted to match the old roof tiles. I don’t want to because I am worried that they will not age the same as the original tiles on the roof, but I have no choice. It will just look too awful to sell the house with a two tone roof on the same wing of the building

I like the Chicago book. Don’t like the Cubs pennant. The former looks casual and coincidental (“Hey,” the guy says to his wife – “It’s meant to be!”); the latter looks like you’re trying too hard.

IMO.

I agree. I’m also NOT a sports person…and a pennant would NOT sell a house to me…or my husband,

I’m also not a sports person but I was a long time Chicagoan and the reminder of the Cubbies winning the World Series would always make me smile. It was a really REALLY big deal in the city. The banner appears to be tucked into the corner between the outside and bathroom doors in the office. I’m sure the buyer will understand it was a bit of joke for his benefit.

Looking forward to hearing feedback from the lookers today.

Honestly, I only think serious buyers are looking now.

Add me to the “lose the banner” camp. It seems cheezy.

You don’t want to look like you are targeting that one particular buyer; it doesn’t contribute to a sense of urgency.

Although I’m not sure l, beecause I wasn’t at the house, but I think the Chicago buyer didn’t make it today. But the other buyer who came through stayed 30 minutes. His agent has already called and requested a second showing on Saturday with his wife and the family.

Banner coming down right now

Saturday is Christmas Eve! Wow…a second showing that day would signal serious to me.

Yes, that would signal serious to me also. And he came through today by himself because he had to come between meetings. Spent 30 min so that signifies some interest in the property.

Hope its sunny and clear with huge views on Saturday

Well… Maybe the buyer does not celebrate Christmas. The Chinese buyers around here don’t.

Neither do the Jewish buyers.

The buyer might not celebrate…but the agent probably does.

We were looking for our first home around the holidays…it would never have dawned on us to ask for a showing on Christmas Eve.

It would be different if the house was occcupied.

No agent working on an almost $2mil deal is going to let a little thing like Christmas Eve get in the way.

DW is doing a showing for a sale on Christmas Eve, too.

Alll sorts of people work on the holidays (or impending holidays)

We sold my mom’s condo on Easter Sunday. The buyers had a morning showing.

I entered a contract to purchase my current resident on 12/20 and the requirement was to close before 12/31 or else $100 penalty for each day beyond 12/31. We wired the entire fund prior to 12/31, however, It turned out that the bank could not close in time and asked an extension until 1/6, on 1/5 another extension was requested, we countered that if the bank could not close on time, we will receive that $100 penalty. It was closed on 1/6…

Exciting times, cb. So much interest!!!

But you need an offer – or two or three!!!
