Flip This House #5

Thank you to BB for sending me the link. I could NOT get anything to work. Beautiful house…but definitely a different “style” than the later CB flips.

Trying really hard to get to the grocery store, between cleaning dirty footprints off the floor, and join the humanity that is baking, wrapping, enjoying family etc. Unfortunately the entire humanity was also at the grocery store today. Try parking a giant truck in that crammed lot:)

Here in California you cannot get grocery bags anymore, you need to bring your own. Ooops, they are back at home! So I scrounge around and find a bunch of returns in Home Depot bags in the back seat… Dump everything out and rush into store with Home Depot bags. Look at me! I’m so organized!! as I stand next to the other people checking out who all have their neatly organized hemp and canvas bags.

Drive by the property on way home and notice a couple outside their Porsche Cayenne staring over front gate. I pulled up and took them through the house. Gotta catch all the live ones:)

Their agent had sent the listing to them and they were doing a drive by. They mentioned that the living room is a lot smaller than it appears in the pictures.

Our Saturday showing rescheduled to Monday but for a good reason. This is the client who came through yesterday and stayed a long time. He wants to bring his parents and fiance back all together on Monday.

Specialist who just sold his house and is living in a temporary apartment while looking. Agent says “he is all about the views”

Yes, that was the era of earth tones and travertine floors. I abandoned that style quickly because I was tired of the formula

The kitchen was already remodeled, I just needed to add appliances and do a lot of cleaning. Oak floors and oak built ins in the office were there and I didnt have the heart to paint them all white or something. Nowadays I would probably spend a lot of money and time painting all the custom cabinetry. It was an incredibly beautiful bright and sunny office. It would have been perfect for someone working at home who had clients coming in. Separate entrance with patio right off front yard.

A family bought it and built a pool in the large lower back yard

cb, are you in touch with all the people who have bought your flips?

About 1/3 of them. I sold that house to that family over better offers because they loved the house and I knew the wife’s Dad. She was a young Interior Designer who had lost her job because of the recession. Her Dad cosigned their loan. She did really cute things with the house.

She helped me for a couple of years picking light fixtures and now she works at one of the biggest staging companies in town.

Did those last flip buyers ever find a renter for their $5000 a month rent?? That was so weird!

Yes, but they kept having to drop rent. I think about $4,000

Cleaning again today. Its funny because I can tell exactly where people walk when they come in the front door. Straight to the french doors in living room.

What are the living room dimensions? Just curious because I want to know what those folks thought looked “small”.

The dimensions on Redfin state 21 x 17. I think the picture demonstrates that accurately.

21x17 is huge in my world; I guess everyone has different world views.

That’s a decent sized room! What did they think it was going to be? A football field??

I don’t think it is uncommon for houses in this price range to have a “great room” in the 20x30 range, or even larger.

I’m sitting in my main floor. My family room is 20x18. It is quite big enough. And we don’t have the outdoor areas to,add to it that CB has by merely opening some doors.

The wide angle photos always make rooms seem larger. I think the buyers weren’t saying that the room was small; just smaller than they expected from the photos.

All our living areas come together. If they don’t have my clutter from my nonprofit, it makes a very good-sized great room–15x30’

I’m hoping that cb gets to relax today and enjoy the holiday, with no rushing over to the house to clean!

Refrained from going to the project today because I was too busy doing 5 to 6 loads of dishes. Somehow over the last few months our dishwasher is broken, kitchen sink got clogged, toaster broken and just yesterday discovered that the oven doesn’t work in the middle of trying to cook the Christmas Eve turkey. I really need to move into my project house and enjoy those new appliances!!

But today we had a strange visitor. My agent got an automatic email that an agent accessed the lockbox for a showing. For some crazy reason Mr Lease to Own came to see the house again. We have no idea why he is coming to the house on Xmas day or why his agent even indulged him.

Who is Mr. Lease to Own?
