One of our first interested parties. He came back twice with his kids. His agent keeps calling saying that he really wasn’t ready to buy until July and would we consider leasing to own? We made it real clear that I cannot entertain that. Then they said maybe he could work out something with a family loan or something. Later we found out he is in a middle of a divorce which is not final yet. He’s looking for a house. We haven’t heard anything from the agent for 2 weeks.

Yes, whole thing is totally odd. That’s why we just brushed the whole thing off until he suddenly entered the house today with his agent. What the hey? Never a dull moment.

Is CA a community property (or whatever the term is) state? IF he were to buy a $1.9M house before he was divorced, wouldn’t the wife own half of it? And if they arent divorced yet, how can he use their $ to buy such a property?
The exact reason he cannot buy the house until July. The agent keeps saying that he was not ready to buy yet, but would we rent the house to him? Not sure why the agent is indulging his wish to go around and look at houses. Maybe his parents were visiting or something and he wanted to show the house to them. He definitely should not be buying something in the middle of the divorce for all reasons jym626 said.
Maybe the parents can afford to buy the house for him and he can rent to own it from them?
Maybe someone else will give a firm offer FIRST. The not so soon to be divorced guy doesn’t sound like a good prospect.
Today is an important showing. Pediatrician coming back for 2nd or 3rd showing (not sure which one) with his parents and fiancee. Now I have to go clean the house again because the guy came through, probably with kids and others.
CB, don’t they have to remove their shoes when walk in? Here, realtors will not so gently remind their clients that shoes need to be off or booties need to be worn. Good luck! Fingers crossed.
Yeah, I’d definitely put boxes of booties by the front door and on the decks and balcony. Anyone seriously thinking about buying the house will be happy that “their” floors are being protected, and if the looky lous get annoyed, who cares?
Wow, my agent’s phone is ringing off the hook. She couldn’t even return my calls this morning because I had forgotten what time the clients were coming today and I needed a reminder. I was over at the house and they showed up. I have the heaters going and then I opened up the accordion doors upstairs.
She just called me and said that she has had 5 phone calls this morning and we have 3 more showings today. So, I am supposed to leave the accordion doors open until about 3pm and then rush back there and close everything up.
She had a long conversation with someone who is apparently an investor that must have some other property for sale, or coming up for sale. He was quizzing her on what comparable sales she used and kept pointing out all the $2.4 mil new construction for sale. I guess he thinks we priced too low against his projects.
Believe me, if the house really were underpriced by $500K, that guy would have bought it by now.
Gotta love it when “another investor” starts up like this. I agree…if this was so fabulous…he would buy it…and flip it immediately for a higher price! He could justify this by doing all those back yard plantings.
His real concern is that HIS prices for properties are too HIGH.
Such a pretty bright day today for all those showings! Can’t tell from here if there’s a haze over the mountains or up the coast though.

OTOH, with the phone ringing off the hook, maybe coralbrook will get above list price.
Agent from 2nd showing called my agent and says this is the first property that the client had even requested a second showing. They are thinking about it
