cb, I know when the offers start to come in, you won’t be able to tell us everything in real time, in order to keep your cards close to your vest. But make sure you write it all down somewhere so you can fill us in after the fact. This promises to be very interesting.
And Yes, that other investor is terrified that his prices are too high.
Off to the property today to finish up the following:
We have an area by the back deck that needs some stucco patching. It worried me through all the rains that it might not be waterproof. We are going to tear apart around the exterior closet door and make sure it stayed dry. If it did not, we will be drying it out and waterproofing the area
Putting in sprinkler heads and automatic timer for front yard and pulling a lot of weeds that sprouted up with the rains.
Have to make a decision about cabinet handles for master bath. I bought some really pretty handles (they were not cheap!!) in antique silver but when I put them up against the cabinets they just didn’t look right. So, it might be back to the drawing board
We are going to be painting out the basement just to give it a lighter cleaner feel. Just going to paint Drylok onto the concrete foundation and primer on the upper parts
And, today I have to take the new roof tiles and the old roof tiles into a specialty paint store and try to get an exact match so that we can spray every single tile before installation
Ohhh… and I’m sure I will be fielding offers any minute now
I know Cb is going to get several offers and there is no doubt that the house is going to sell. But perhaps I should explain what is a real heavy traffic in cal real easte market. I once viewed a house in Berkeley, it was the first open house day at 9 am, at 8:45 when I arrived there was at least 10 groups of people waiting in line to inspect. Needless to say there might be more than 40. Groups visitors on that day alone. Bidding on that house close one week after the open house. The list price was at 425K and I was ahead, according to the realtor, at 475k 5pm on the closing hour. The house eventually sold at 650k and I did not even get a call back by the realtor.
We just received a call from an agent that her clients are working with their bank today. And we had more people show up at the gate this morning.
My agent had photographer come back to take some shots of master bath, pantry and back yard. Also, Zillow showed up and took a walk through video that should be loaded to Zillow tonight.
My agent nixed my two cabinet handle choices “you can do better”
We will be having another Open House this Saturday
Ohhhh…it is an insanely gorgeous day today. No wind, bright sunshine, planes seem to be taking off somewhere else. But the icing on the cake is we can see snow covered mountains to the north in the view
CB - It is a fabulous day here in San Diego! I know that anyone seeing your house today will really be seeing it at its best. Can’t wait to hear the offers you get!
You do not enter sale data in Zillow , zillow load Mls information from Mls and if Mls calls for a video showing by your agent, they will transfer the info as well.
I see a lot more photos on Zillow now (although some are very similar), including the famous water in the dumbwaiter shot. Over 400 views (including my four) and 75 saves (not me). Looking forward to the video.
The video is already up on Zillow! Very nicely done and favorably showcases the house’s lovely spaces and finishes. I kept thinking, “What! Another bathroom?!”
Love the perspective from the deck back toward the house, showing the beautiful original (well, restored and enhanced) detail.
Actually Zillow does not pull data from the MLS like all other sites. My agent has to create the listing in Zillow and I’m sure there is a fee. She can load different photos and more photos. That’s why you can see more photos on Zillow for our property than the other sites which pull from the MLS.
I’m not sure why Zillow is different but that would be the reason Zillow has stale listings (agents forgot to remove from Zillow) and sometimes listings that are not in MLS. For example that flip on Adair just got listed on Zillow for a crazy price with a couple of photos of the framing. Check it out…this is the one that I almost bought last year and they were issued a stop work order because the sidewalk got tore up. They just listed in Zillow but not MLS. Probably because they don’t want to look like over 100 days in MLS.

Zillow is trying to get in the business of doing photos and videos I think. So they offered a first time free deal to my agent. Zillow sends out an employee (not sure if independent contractor or employee) who walks through the house and takes a video. It cannot be edited or changed. It loads to only their site.
But what we’ve found is that a lot of people came to Open House from Zillow and we are obviously getting over 2,000 views since listed. Zillow provides a daily email to agent with all kinds of metrics that are helpful. No data available from MLS that helps with marketing
Our agent also said that agents have to import their info into Zillow and update it. Some agents are not that diligent… That’s why, at least here in my neck of the woods where the market is super hot and things move fast, Zillow has lots of “actives” that are actually “pending” or “sold.”
Also, when I went to Zillow and entered Point Loma, a large photo of your house appeared on the top right of the page, the very first photo of all. After watching your video I watched part of the video of a condo, which was horrible, with jerky up and down motion and focusing on ugly, unappealing features.
Your Zillow person did a very nice job. I’m not sure they captured the view from the kitchen sink (and I don’t think they shot the green gates or the tile detail of the master bath shower!), but they did incorporate enough view shots to sell the view, and the stills show some of the finer details.
LOL that video went up between two post in this thread. It moves fast but shows well. I find videos like there very helpful in getting an idea of the flow of the rooms. I used to try and sketch out floor plans from the photos of homes we were considering, then asked our agent to tell me how close I was,
