@collage1 - the normal period is 3 days but it’s not a law. And as @BunsenBurner noted, that could just mean counteroffers begin. Or the seller can say they’re waiting until a certain date to receive all offers. In such cases the original buyer could withdraw their offer after the timeframe, but if they want the house they’ll get advised by their Realtor if they should increase their offer.
We were outbid on three houses in this process. And we lost another house although we were the official #1 backup offer.
The standard period that an offer is valid is 3 days. This can be changed to any period in the document by the person submitting offer or counter offer. Usually negotiations go a little faster than that but we are hindered by the holidays, an agent who is traveling and people who are actually working some heavy shifts or hosting out of town guests
I checked our MLS this morning when we woke up… ahem, 11:45 am is still morning. One ugly house had an open house until 1 pm. Lol. I doubt they had too many visitors today.
The few times I’ve saved a place on Zillow is because I want to go back later and see what it sold for, it’s not because I am interested in buying it. So I wouldn’t get overly excited by the save count, it’s mostly gawkers IMO.
“Views” are an interesting concept, but without knowing what constitutes a “view” it’s hard to judge what the raw number means. The best statistic would be “unique visitors” but of course that is not reported.
More than a few views are mine, I check every once in a while to see if there are new pictures. Sorry for messing up the stats.
When we first moved to this area from the Midwest I was blissfully unaware of the severe housing cost differential- I knew it would cost a bit more but reality hit after looking at almost 15 homes in two days of a long weekend house hunting trip. My DH asked me what I thought and I burst into tears! On Saturday afternoon we were driving around by ourselves and saw an open house sign- went in without our realtor and decided this was the house, even though it was above the budget we had set…it was in the North County neighborhood mentioned earlier. We called our agent - who was getting her daughter ready for prom - and she came over and did the negotiations. We hurried to sign all the papers the following morning before we left for the airport. The seller called two days later, having seller’s remorse, and wanted to cancel the deal, saying he sold too low! Our agent basically said too bad, they need a home!
I felt slightly bad for him…but really wanted that home and we really did need a house pronto! So, just an example of a seller not being able to cancel the contract…
I think you may have explained why so many saves. There are probably a lot of agents or locals who want to keep track of the final sale price of the home. And we’ve had a lot of buyers love the house but they are just not ready yet (divorce, need to sell their house, etc). they’re probably watching it closely. Ive never saved anything on Zillow so I don’t know how it works
Not sure agents would save it on zillow because they can do it through MLS I think.
I just logged on to zillow and saved it, now I can see it with my other saves when I pull down the “My Zillow” menu" as long as I am showing that area on the map.
113 saves and 5400 views, that’s a lot of interested people.
Well…I was one of the looky Lou’s on Saturday. It was very easy to find this house on Zillow…very prominent place…so I’m guessing lots of folks would look at it.
I did save it. We are going to remodel so I want to use CB’s ideas. It is a lot easier to find in that little section of San Diego if you save because the dot becomes a heart.
Also, I spent a lot of time this weekend studying the video, pictures and Marilyn’s walkthrough tour description. Thank you CB for sharing all this. This house is so cool.
Even if we factor out all of our views, including mine!, and our saves, that still leaves a lot of people looking at this house. We are off the charts compared to the views of similarily priced homes
Since I saved it, I’ve gotten two emails from zillow, one inviting me to contact an agent, and the other giving me a “92107 Market Report”.
Apparently the “Market Health” is 10/10, the “Market temperature” is Medium, and prices went up 13.5% last year and are forecast to go up 4.5% this year.
BTW, @coralbrook, the zillow listing currently says “6 baths”, I don’t remember 6 bathrooms.
The house technically has only 3 showers/tubs but the jack/jill are counted as 2 full baths (don’t know why) and then there is powder room and basement 1/2 bath.
