Flip This House #5

Maybe I missed some thing, are there three garages at 600 sqft? The photo only showed two with the racing car in it.

There is a new garage at about 450 sq ft and the old garage behind it with 380 sq ft but another 120 sq ft enclosed with fake walls. The area behind the Jag can hold another low car, if needed. Buyer would have to put down a temporary ramp to get car up one step into back portion. Would really only work for a hobby car but my agent keeps insisting “3 car garage”. Driveway is 3 car wide

If you need a removable ramp to get into a “tandem” garage it should not be called three car garage. Unless that ramp can be permanently installed without interfering the cars in the main garage. But it does not really matter, nowadays, garages are mostly used for storage.

We looked at a house with a hydraulic lift in the garage. In our locale, it is perfectly fine to market that as a 4-car garage even though there is no way to get the cars from the pit “without interfering the cars in the main garage.”

A small ramp can be in the garage without impeding the entry and parking of another car. Two cars would be tandem. The new garage is extra deep.

If someone needs to use the garage parking spaces in this garage for storage they have a certifiable hoarding problem:) between 7ft high attics, two exterior closets, 400 sq ft in old garage and 837 sq ft of basement.

That should be highlighted in the listing. I had no idea the house had so much storage space.

Storage is a HUGE thing here. It’s wonderful that there is sufficient storage without having to use a garage bay.

Ditto! Storage is a big deal here, too! My kiddos had to get an extra large shed to store their surfboards… Any active family will appreciate the space to store their outdoor toys!

One of the exterior closets is built specifically for surfboards (one wall can hold 9ft rack for boards) and beach gear. I really had envisioned a Pt Loma move up family with boards, outdoor shower and room for the fishing boat (big deep sea fishing roots in this neighborhood). Not one of our seriously interested buyers remotely matches this profile

I still think it’s cool you included those features. Most people that buy SUVs don’t take them off-road, but they still find them appealing due to some of the off-road capability.

Yesterday we finally completed a big task… getting the back roof tiles installed. I went to Dunn Edwards and paid through the nose to get an exact match of the tile color. After installation the color matches really well, but there is a ‘sheen’ on the painted tiles that is a little shiny compared to the old weathered tile. It doesn’t look horrendous so we will just move on.

During the rains we discovered that we have a drainage issue off the front porch overhang. After the redesign of the roof around the new staircase, a lot of water is channeling down a valley at the front door area and there is a lot of standing water against the foundation in that area. We dug up and discovered that the french drain does not extend to that area. So… dug a trench and we need to extend the french drain. Now the front yard looks like a disaster zone with dirt piled onto tarps and trenches against the house.

cb, you’re terrific. You saw a problem that a buyer wouldn’t have noticed until the next heavy rain (hopefully after you’re long gone!) and fixed it.

I am sure some flippers would have swept that under the rug.

After more digging this morning we discovered that, yes the french drain turns the corner and is under the porch overhang. But…somehow it got pushed underneath the new concrete landing we poured and it got pushed downward with no slope to drain.

Well…can it be fixed??

Yes, easier fix than having to run new stuff to location. We are digging out the drain pipe under the concrete (it’s just wedged under there). We are going to cut the long piece running along bedroom wing shorter, add a new 90 elbow and attach to the existing short piece. The issue is the amount of dirt and plants we have to dig up and then try to replant the plants and get mulch back over the area.

Here is a new listing in the area that has quite a lot of woodwork. Maybe a tad too much

And here’s a listing that’s a trip back in time - I know the listing agent; she used to live next door to the property. Beautifully maintained for decades. http://www.sdlookup.com/MLS-170000268-3681_Liggett_Dr_San_Diego_CA_92106

Wow, that’s an incredible house!
