Flip This House #5

the brushed nickel ones

What does the tub/shower area look like? Which are the photos of that bathroom. I also agree, either just pick and install, or give the purchaser 2 choices. Too many choices has been shown to make it hard to make a decision.

We made it past hurdle #1 in escrow. The Buyer wired in their large deposit. So, at least we know they haven’t gotten major buyer remorse yet. Also, the bank appraiser came through the house.

And today, yet another agent (this one is local) begging us for a showing, insisting their buyer might put in a backup offer. Ugghhh… I spent all day pulling everything out of drawers and cabinets and stacking in kitchen for organization. Working on a binder for the buyer with all the manuals and receipts. Had to run around shoving everything back into the drawers  I had promised myself no more showings but I can’t say no

How about “we are honored that they are interested. If the house comes back on the market we will let you know it is available for viewing”. Or “it is not currently in ‘show’ condition but if they can look past that you are welcome to bring them by”.

Yes, as you are staying in the SD market and higher end homes, trying to stay friendly with the agents is a good strategy. I like JYM’s suggested strategy.

you know, with all of the interest you’ve had in this house, i’m interested to hear what the final price will be. Hoping you held strong!

My answer was #2… If they can look past the dirty floors and some tools lying around. Apologized that we were not perfectly show ready

It is perfectly reasonable that you’ve moved on beyond being the eager cleaner, and they are lucky you are willing to allow them to trespass on your hospitality.

I think it would be nice to ask the buyer about the drawer pulls, but I think the brushed nickel is the best choice if our votes count:)

Yes it’s good to stay on good terms with agents, who, realistically, are probably using a showing at your property to help buyers with an offer on another home ! Yet in the slim chance they really do come in with a backup offer, that’s great for you. So its all good. but I would not feel compelled to clean up for them when you have other things to do. And they can recognize the benefits of your diligence to get the home ready.

I think these showings are a case of a buyer contacting an agent saying “I want to see Del Monte”. The agent is so excited that they have a live one that they hook them up for the showing and then later say “Oh, I just found out it went into contract, but I have many others I can show you!”

For example, the guy the other day stayed over an hour and asked me a bunch of questions. Slim chance we are getting a backup offer.

Haha… I have a new advertisement showing at the bottom of my screen. Capital Rehab wants me to sign up for a free Flipping Seminar and DVD

Ha ha ha ha.

The kitchen has bin pulls. They are not the usual thing in bathrooms.

I think you should at this point just go with the one that has some style and a compatible color, which I believe was the brushed nickel. (Pewter ones were gorgeous, but if the metal doesn’t work, not great.)

What did you do for towel racks and so forth in that bathroom?

Brushed nickel and stainless shower fixtures and towel bars. But I noticed something funny today. We installed a towel bar on back wall under window. One of the drawers in linen closet won’t open now…it hits towel bar. Ooops.need to fix that!!

We rented a condo over Thanksgiving that had a cabinet adjacent to the fridge that couldn’t open because the edge of the fridge door was in the way. Oops.

So quiet! That’s good, right - not finding new problems to fix up?

We have the french drain in the back yard along the new garage and retaining wall completely torn apart. Two guys had to stand out there in the pouring rain last Thursday trying to finish it up but it is still halfway done. We tore it apart because we suspected that the main collection pipe was too far down below the dirt and gravel to capture all the surface water and we saw evidence that water was pooling behind the retaining wall. So, we are adding a full 2nd french drain at the surface of the dirt to capture the surface water before it starts seeping down. Just an extra layer of precaution.

The appraiser came through on Friday but we do not know the results yet. Meanwhile it is going to rain tomorrow so I told the guys not to come to work because I don’t want them standing in the pouring rain to finish the french drain. My carpenter still has small details we are working on. We discovered that the weather stripping on one of the living room french doors was coming off. When we pulled it out to replace with new weather stripping we discovered that the painters had not painted the top of each french door… it was raw wood just waiting to seep up water and invite termites! So, painted the top of the french doors.

So, on Monday my carpenter will finish up some details with the doors and we will try to pull some loads of stuff out of the garage and basement if it is not raining too hard.

Termite inspection on Monday and this will be interesting. The house was tented in 2007 (less than 10 years ago), but these guys just get nervous and demand a tenting, even though there is not one speck of termite evidence anywhere in the house. We have checked and checked and checked.

Our last house was a post and beam structure dating to the late 1700s. The first floor joists were literally halves of trees, with the bark still on them. One inspector tried to insist that we have the place treated for some kind of insect invasion because there were signs on the tree bark from when it was standing in the forest 200 years ago.

Another inspector wanted us to rip up the original floors, which were made of really, really wide boards that had bowed somewhat resulting in cracks here and there. He thought it was too uneven.

Another guy wanted us to put a handrail in the pristine original staircase, which was steep, narrow, took a turn, and had very high step heights. No person who needed a handrail could possibly make it up or down them, and there was a modern staircase in the back.

I told them that not only would I not do those things, but I would not sell the house to anyone who would.

Yes, I’m just waiting for what the Home Inspector is going to find on Thursday. There are always things that we didn’t notice and/or stupid stuff.

The issue with the termite inspection is that I’m going to bet it will cost an arm and a leg to tent this house because it is so high in the back
