Flip This House #5

Agree about Zillow. As we discovered in this project, many buyers are using Zillow now to search properties. That is where the action is. I don’t see local agents popping up on the side bars. They are too old school (a lot of them), too arrogant or too cheap

Just a side comment… Zillow is awful! Redfin is a step up, but in my neck of the woods, the best and most up to date RE search is JohnLScott, a local firm. If you see something listed on it as active, it is active. As soon as something goes pending, it is marked as such. Too bad out of towners rely on crap like Zillow.

Back to the home warranty. That agent is getting a ton of commission. $100 shouldn’t be too big a deal for HER to pony up.

Zillow is out of date because they require agents to pay for an account and post/update listings manually. Agents are not on top of updating things.

I’m sitting in the completely empty project and its sad. I hate to let it go but I have to.

And somehow the staging companies managed to gouge the concrete walkway by the front gate and break one of my landscape lights. I don’t know what I can do about it this late in the game.

So, @coralbrook, would people consider “my” blue and white floor tile to be “dated”? B-)

No. Almost everyone loved the antique style tile. That would be the people who appreciated the charm of the house but love that everything is new and clean. I’m not saying that 12 yrs from now people will say "What were they thnking?"Like we do with the avocado appliances, busy lineoleum, and shag carpet:)

The buyers that want contemporary or super large master suites aren’t going to like this house or any tile choices in it

Home Warranty

Well, the buyer’s agent submitted a new invoice into escrow for the Home Warranty. Now the Home Warranty cost is up to $520. Agent will have to pay the $20 difference. What she did was take out the AC and Washer/Dryer, but added Roof Leak protection. For those that are buying Home Warranties… roof leak protection is a total joke. The warranty company will charge you $75 for a ‘service call’ and then they will do everything in their power to prove that it was a workmanship issue, the roof is past it’s age or roof product failure. They will only cover it in about 1 out of 100 cases. Also, there is a cap on the amount they will pay which I believe is $250. Total waste of time and money.

Boy, she was going to squeeze that $500 out of you somehow!! I’m surprised she didn’t try to warranty the ocean views!!

“Total waste of time and money.”

Yes but now this agent has “won”. Cuz that’s what it’s all about.

Yep, she was on a mission.

And, they keep insisting that Seller should do X, Y or Z because ‘her client has to install AC’ which wasn’t provided by the Seller. What??? it’s my fault the guy wants to put AC into the house? My agent has provided all of the comparable sales in the neighborhood in the same price range and pointed out that not one of the houses had AC. It is not common in the neighborhood, especially for old homes that have ocean breeze frontage. They are acting like it is some type of mandatory thing that is missing from the house.

Yes, some of the brand new builds have AC, but they are priced at $2.4 million

For example 1 0 7 5

which sold $1.995mil fast has no AC.

They bought the house without AC. End of story.

Did you do some things on this house to prep just in case someone wanted to install AC? Or was that a different flip?

Cb, how much earnest money did they put down? Here, 3-5% is customary. Are they going to leave that on the table of you refuse to install AC?

CB - has the buyer ever lived in a beach community of San Diego? We don’t have air in our place in La Jolla nor do most of our neighbors. We normally have a couple of weeks during late August/September where we wish we had air, but that’s about it.

We are about to make an offer on a house that has AC that needs to be replaced. Guess what we will do if we get it? Rip out this useless feature and free up the circuits for things more useful to us: steam oven, Tesla charger, built-in espresso machine.

I am in PNW. AC here is useless. I cannot imagine anyone needing AC in SD coastal areas either.

CB…are the buyers making these requests…or is this an overly aggressive agent??

I admit we have used our AC during the summer when both the temperatures and humidity climb. So it’s not as if there is never a time when you might want it. But we knew ahead of time which houses had it and which didn’t; never would have demanded it as a condition of sale. It’s like saying they now have other demands because you did not provide a pool. They signed the contract which did not indicate AC. Are they throwing in these demands stemming somehow from the home inspection report? Not sure what else could even allow it at this point in escrow.

They are not demanding AC. We did prewire a 220 line to an outside outlet box in case they want it in the future because the walls would be closed up. The HVAC guys were supposed to plumb a condensation pipe to outside for future AC but they forgot. When I mentioned I didn’t see it anywhere the walls were already closed up. They felt so bad about it they paid for my HERS ducting test. Its not a big deal because plumbing can easily be run in the attic.

I disclosed wiring and no plumbing before buyer even made an offer.

The buyer’s agent is just grasping at straws to try to get leverage. They are still asking for different fixes every time they come over. Nothing major. Just sly hints that Seller should put on a new door knob because buyer is “going to have to install AC at his own cost”. Give me a break. Open the windows and turn some fans on 5 days during the summer

He is moving from a huge 4,000 sq ft house he sold in Mission Hills.

Haven’t all the contingencies been released at this point?

So they pretty much have no leverage, other than to walk and leave you with a big pile of money.

All contingencies released. They have no leverage at this point. But we are still getting emails about how buyer needs to pay for AC, landscaping and closets.

Has he seen the other $1.8 mil view homes around here? That would just be the beginning of what he would have to pay for to get perfection.
