Flip This House #5

Buyer doesn’t “have” to pay for A/C or whatever. Buyer “chooses” to pay for A/C. Anything the buyer chooses to add after closing is his own decision, and at his own cost. But you know that. Goes without say.

At this point, if the contingencies a
have been released, all they can do is default. All the seller can do is offer to install XYZ at a reasonable cost.

Sheesh! Some folks… As my grandpa used to say, don’t shake your fists after the fight is over.

^^ @BunsenBurner – i was visiting seattle july 29th 2009 – highest heat record day! we were so hot during the day, but it wasnt bad at night. No air at sister’s place! She kept telling me it was not usual!

Yes. Lived here for almost 3 decades. 2009 was very, very unusual summer. And the heat wave lasted a few days. Is it worth $10k upfront and $$ in annual maintenance to have AC as insurance against another record heat day? My answer is a firm NO.

Buyer put down 3% deposit which is standard in California. In fact I think standard contract is not supposed to allow more than 3% but if buyers are in a bidding war or something they will put more down to sweeten their offer

I’m laughing at their whining now that there’s no AC. If AC were important to them, they shouldn’t have even bothered to see your house. Obviously the buyer’s agent is just trying to get you to do stuff or throw in additional stuff to shut her up. Don’t do it!!

The next time they bring up “you should do this because there’s no AC,” tell them that if they didn’t want a house without AC, then they’re obviously buying the wrong house. And you’ll be pleased to let them out of the deal but you’re keeping their 3%.

Right…3% of even $1.5 million would,be a lot for them to leave on the table.

Just say no…these requests are a power thing.

Maybe they are trying to get an AC unit installed before the projected price increases… just in case.

Oooooo, here’s an idea:

Put window units in all the bedrooms and the living areas.

That’ll block the views!! :))

OMG ! I hate window AC boxes. That would be too funny

I’m in the wrong business. Today the flooring guy came (after furniture removal) and buffed the top floor and applied one more coat of satin poly for about $500. He spent a total of 2 1/2 hrs from car to car. Charged me $500. That’s over $200 an hour. Uggghhh

You are too generous. I’ll bet the place looks fabulous. The buyers agent can take the cost of the nonsense she is asking for out of her commission. They love to want you to open your wallet, but they won’t open theirs.

I think it’s pretty common to make big bucks on small jobs. If contractors had jobs back to back (which is hard to arrange?), they could make really good money.

Today is supposed to be our final day at project. Buyer is doing final walkthrough on Monday morning

But of course several things are going wrong. We have everything on list fixed except handles on master bath which we are doing this morning

I had painters scheduled to come do all the final touchup today. Get call yesterday that they cannot come. Is Monday OK? Yes probably but I have many other things I need to do on Monday but now I have to stand here directing touchup to make sure the right color gets in the right room. There’s a lot to be said for painting the whole house sane color:) it would make life a lot easier

Then yesterday we went to top floor to check that floor is dry and there’s a totally obvious streak area with bad finish. For $500 I called him and raised a fit. He “might” be able to come over today and fix it but that means we have to hurry to get handles installed before we cannot walk on floors for another 48 hrs

I hope your buyers are reasonable. When we were buying our home, our builder could not finish certain things before the closing date… We had a handshaken agreement that he will do it later - because we trusted him. Out realtor did make us do a small holdback - for the driveway that could not be paved because the city demanded some fancy drainage system for the entire project he was building (crazy). When we released the holdback, the builder gave us gift certificates to a very nice car detailing place - for all three of our cars - because we had to drive them on a gravel driveway for a month. I felt bad putting topsoil into our freshly detailed truck.

Bunsenburner

You said you were putting in an offer the other day. Tell us all about it!! We are excited for you

Thanks cb!! We just got the offer accepted! Now the fun begins! Our inspector is great. She is like family now after doing all these inspections for us. One house we bailed out on, and the other - Chinese moneybags got it from under our nose sight unseen for $$$$$ over the asking price. Hope third time is the charm.

Good luck BB! Looking forward to hearing the details!!

Crossing fingers for you @BunsenBurner ! Hope it works out.

Today was another day hauling stuff out of the house. I just don’t know where it all comes from. I loaded some photos of the huge mess that has ended up in my personal garage. I used to pride myself on the fact that we actually put 2 cars in our garage. Then I started this glamorous career and we were down to one car in the garage. Now I am going to have to spend days and days going through all the stuff and trying to get some thrown out and the rest organized. Not a task I am looking forward to and I bet the huge mess is still there when we start the new project

I loaded some photos

Bunsenburner… please tell us all about the inspection and how it went. Love to hear the other side of the story on the buyer’s home inspections.
