Just drove the back of the property and Brother’s car is still there!!! he must have just been gone for awhile yesterday when I checked. So, either he came up with some excuse to not get on the plane, or I received misinformation about the plane ticket, or he did get on the plane but left his car in the middle of the driveway for the sisters to move somewhere. Who knows what’s going on. Believe me, I am not getting any info from the agents. Probably because it’s really none of my business.

When we did the final foundation inspection and removed some of the ceiling tiles, the brother went ballistic and caused a huge scene with everyone. At that point the sisters said ‘no more showings or inspections’. It is just a verbal request, nothing in writing or in the contract. Although, I don’t think a Buyer has any rights to ask for inspections and/or showings if there were no inspection contingencies in contract. My inspections occurred before we went into contract. But the final walkthrough is in the contract.

The agents (especially the one that I had to make offer through to get the deal) seem to ignore the contract and just start making stuff up. They are insisting that I was supposed to fund the entire transaction into escrow on Friday even though I sent several emails explaining exactly how the funding was going to occur. There is absolutely nothing in the contract that requires funding X days prior to close. I had a long discussion with the Escrow Agent and she confirmed my approach was feasible. These agents just have no concept how an investor operates, every dollar counts. They just don’t understand why I won’t fund 3 days early.

Sounds like agents to try not to be involved with in the future–sheesh!

Oh geez!! The car is there?? He knows the property will not be theirs when he returns (if he really left, which is now suspect). Hope the contract stipulated no vehicles on the property or impingements in the driveway. Hoping the sisters plan to move it with whatever junk is still in the house loaded into the trunk and back seat.

Where is your agent? Maybe she can calm down the funding escrow timing issue and get final walk through set up? Have sold two houses, bought one, and while nerves were running high, agent-to-agent they were able to hold the ship together.

In thinking about why the sisters had to close on Monday, they may have a Feb 1 payment due at mom’s assisted living facility. There are usually penalties for paying even one day late.

Also, perhaps the sister from out-of-town is using the brother’s car, rather than getting a rental?

There are lots of possible reasons why things are the way they are, and bet it all resolves itself soon.

Realize carrying the interest is the tough part, you may have to cut something you would love to do to the property that won’t actually increase the selling price. Regardless, it is a great property for you to fix-up and sell.

Love your writing style! You could take all your adventures and package them into a book someday. Looking forward to this journey.

The newly listed house on the next block is certainly attractive; great use of the outdoor space. Although at that price, you’d think they could do a better job on photography to really make it pop. The pictures seem a little dull. Maybe there will be an open house next weekend and we can all go over after lunch!

The listing photos show some tremendous views. $1.6 million though… If that does set the market for cb’s place, she’s going to be a happy camper.

We are all going to watch that new listing like a hawk!!! Probably will linger forever, slowly lowering their asking price until it finally sells. It’s not listed by a respected local agent, so the listing agent may have missed the mark on pricing. But, you never know

I drove by it this morning and it is sandwiched closely between other houses that are not as nice. I believe that there is a nice back yard with trees sloping down gently. As far as I can tell, no back alley access (which is considered a plus around here) and I don’t think the views are as outstanding as the photos make them out to be, but I could be wrong. Could only see it from front street angle, I’ll need to look at it from behind the house sometime.

Maybe the deadbeat brother can go hang out over there :wink:

cb, hang tight. I suspect this will all be resolved. I like your ideas about being with the title agent when the title is recorded.

And the newly listed house appears to be very well done. If it winds up selling near $1.6 million, hallelujah, but let’s not pop the champagne quite yet.

I really like that house. The only thing I wonder about is can the people who have the house where you see the roof off the patio, add a story on a block the views.

I’m looking forward to the closing being finalized because then we will,get more pictures…and the fun will begin!!

I checked the house below the newly listed house. If that house goes up 2 stories the $1.6 mil house will lose all views from main story. Upstairs and roof deck will still have good views.

cb You posted upthread that the three lots were combined into a single lot because of the existing structure. If you did a teardown (I know this is not your ‘thing’) could you subdivide the parcel into two lots?

That new comp is beautiful but the one master bath is too busy with all that tiny tile!

With today’s rains, I’m picturing cb parked at the lower cul-de-sac with sand bag, shovels, and nets.

Well, it’s not like this is the first time it’s rained on that slope.

I have finally been notified that Final Walkthrough will be 3pm today.

Luckily, the rain we are having is not heavy inches/hour (or whatever it is measured by). Light rain, but continuous. Agents are very aware that I need to get access as soon as possible to put up sand bags and the straw snake things at the top to re direct water drainage.

Agent is being very coy and is not answering my question on when possession/keys is going to occur. I will talk to him again today during walkthrough.
