Flip This House #5

The front gate area is getting finished. We are going to do the stucco base coat this week and final white coat after about 3 days of letting base coat dry. In order to strengthen our security, I scrambled to find a bunch of choices of exterior lighting. I have selected one that is LED - no light bulb required. It lights from top and highlights the seeded glass really nice.

I loaded some pictures

Those lights are beautiful! They go perfectly with the house. Hmmmmm, they remind me a bit of that lantern shape…

I can’t believe you sold that lamp for so much! Congratulations!!

I JUST heard on the news today that Directv was going to be offering 3 levels of dish-less service with the customer using their own internet provider. And now that they are partnered with AT&T that has to be one option.

The problem is… Customer cuts the cord, ugly antennas stay. Like junk cars.

Yes, I’ve purchased several houses that have satellite dishes up on the roof that are not connected to anything anymore. After we get it off the roof (and try to patch up the attachment area) I just stand there and try to figure out what I am supposed to do with this giant thing??? Do I just throw it into the dumpster? Does some company want this back? Can I put it on Craigslist and try to give it away? I always feel really bad about trying to get rid of them

Maybe free cycle?

Remember all the unwanted TV armoires? Pinterest and other DIY sites have made them sought after for transforming into pantries and crafting closets. Maybe the satellite dishes can become little koi ponds, bird baths, or the central part of a fountain. You never know…

I recently got rid of some things for free on Craig’s List. The previous owner of my house was apparently interested in antique ceramic insulators but maybe he lost interest because he buried them in the garden! I’m uncovering all sorts of weird stuff but luckily no bodies (yet). Four people expressed interest in those insulators in the first 3-4 hours and they were gone before lunch. Phew.

The previous owners of our house had a 3 ft wide satellite dish in the front yard. This was 1998, so it had to have cost a fortune back then. We didn’t ask them to remove it before closing – we should have. The thing was on a pole that was sunk two feet into the ground and embedded in 18" of concrete. One of our neighbors came over to help me dig it out of the ground because there was no way I was able to get it out on my own.

My Destination Imagination team used the dish a few years later as one of their props. It was then retired to the dump.

Nice sale on the blue lantern!

I have stained glass windows in my front hall, and at one point I went out to consider whether that hanging lamp would work there. Too pricey for me, though. I’m glad it found a good home.

Found this link in my Twitter feed this am, cb. http://www.cbsnews.com/news/house-flipping-back-in-vogue-after-four-years-of-declines/
You’ve said so many of these things throughout your threads that I almost think you could be the author

I have my rough draft of changes for main floor and 2nd floor. The 2nd floor is not as large as I thought it would be because I want to keep the kitchen ceiling intact. I am going to vault the kitchen ceiling because it is underneath the interesting architecture in the middle of the house with a really tall ceiling. I’ll try to take a picture of my ideas for vaulting the ceiling. This means we really only have about 38’ long by 22’ wide for the 2nd story.

Yesterday my agent came over and we analyzed the design carefully. We have both decided not to do a roof deck because it might be ‘sexy’ during the sale process, but people really do not use them because you have to go up spiral staircase. Changed the bathrooms for back bedrooms to a jack/jill combination to gain room for craft room. Each room will have a vanity and toilet and they will share a shower

We have also carved out a craft/hobby/homework room on the main floor that will be 8’ x 8’. These seem to be in all of the new model homes being developed, so I’m guessing there is a demand.

Also, both of my local friends who have dumbwaiters use them a lot and swear by them. So, I have to figure out exactly where to place the dumbwaiter so that it works at a good location on each floor. Right now it works perfect for landing on the main floor, but it is getting in the way of where I want to put the covered deck on the 2nd floor.

Finally, someone who does a jack & jill bathroom right. A shower or tub/shower combo generally isn’t needed nearly as often as the toilet in a shared bathroom. Plus, your way means that someone can use the shower while both toilets are also in use, with privacy provided to all three users.

Yes, i was thinking about 2 girls who wan their own vanity and toilet bit can share a shower

" We have both decided not to do a roof deck "
" but it is getting in the way of where I want to put the covered deck on the 2nd floor."
Huh?
deck or no deck?

There will be a deck on 2nd floor but we are not going to add a deck on top of roof

Very smart!! I like the bathroom design a lot.

Did you put the new plans in the Twitter group? I don’t see them.

No, still tweeking bathroom/master bedroom on 2nd story so they aren’t ready to take a photo yet.

I have contacted 3 architects to try to hire for a consultation. One has never returned my voice mails (and he told my agent that he definitely wanted to do the job), 2nd one cannot meet with me until after March 15th and 3rd one cannot meet until next week. If I wait for these architects it will be weeks before I can even get any plans into the structural engineer. Then another 2 weeks for structural engineering before submitted to City and who knows how long it will take after that.

Sinking down into a very dangerous time issue right now.
