I’m guessing they are selling a book at a book signing? I had no idea they had a book out. I sure hope they haven’t joined the usual parade of TV house flippers and started free seminars to advertise their ‘system’.
The plans are looking great! Moving that door to make the bathroom part of a bedroom suite really made a huge difference. Having that separate, private bedroom wing will be a huge draw. It is almost like a second master suite.
Finally received 3D views of the third revision. This is so out of my control … I sat in his office and made these changes on Monday afternoon and I do not get anything to review until Friday night 6pm. Then they run away for the weekend and I start all over again next week.

Those 3D views look much better, IMO. The roof-line where the lower roof meets the second floor looks much better. And I like the porch in the back with steps down to the yard, which wasn’t in the last set of pictures.
Time to stop tweaking and get those plans in! 
Off topic- I have to say every time I sit down to read the latest posts here I can’t help my mind wandering to one of my favorite local food icons in your area- Hodad’s- and imagine a big, juicy hamburger, onion rings, and a giant chocolate shake!
After many many years there is still a long line out in front of Hodad’s on the main street in Ocean Beach. It boggles the mind. Locals don’t even bother trying to get in there very often. I’m guessing the line is a lot of tourists.
We only go when we have guests in town and we make sure we are there about 15 minutes before opening- easier waiting 15 minutes or less to be in the first “seating” than to wait an hour or more later on…
Interior Views
Out of the clear blue sky the draftsman finally responded to my email last night. He sent a couple of interior views of family room and master bedroom. I loaded them to Flickr group
I guess this means he was working on finishing the stuff this weekend??? One can only hope
Meanwhile, my agent is running around trying to find another drafting firm that can take the project because we are just losing too much time. She is very worried that we might push into a ‘bad season’ for selling, possibly November/December.
Coronado
This past week my agent had a stroke of luck. She has a fellow agent in her office that got a lead off Realtor.com. Someone from Boston wants to buy a home in Coronado for his son who is entering Navy Seal training. Geez, how lucky is that kid!! I cannot imagine someone just hiring an agent for such a huge price tag purchase from Realtor.com, but it happened. The agent was out of town and gave the lead to my agent.
Next thing you know, she is in contract for a $2.5mil fixer in Coronado. The buyer came out twice to search for properties. Reason I bring this up is because she asked me to go through the house with them and make recommendations on all the repairs and layout changes needed. Thought you guys might want to see the house. Built in the 80s and the arch windows on exterior really date the house. After looking at the exterior I said that they have two choices… the house could really go into Craftsman style and/or it could be taken to the white siding Cape Cod Beach style (which is very prevalent in Coronado). All of the siding and exterior wood is full of termites and has to be replaced.

may I suggest a few “tweaks”?- substitute locking pocket doors for the regular entrance doors in the jack and jill bathroom from their bedrooms. They can slide out of the the walk in closet wall and the back bedroom wall with minor framing alterations . They increase the usable floor space and prevent anyone banging into someone who is standing at the sink, with a swinging door .
Same with the door to the laundry room, the powder bath next to the kitchen, etc, etc,
Luckily I can make those type of changes later. As long as door is same size and its not a load bearing wall we can change to a pocket door.
Maybe the technology has changed and they work better now, but I am not a fan of pocket doors. Whenever I come across them, it seems like they stick or are warped or are a PITA to operate.
We gave pocket doors to our kitchen, our bedroom closet and our bathroom. LOVE them and think they really add. If they are properly installed, they don’t stick. Ours are over 60 years old and still work flawlessly. I live how they nicely disappear into the wall.
We have pocket doors that are 20 years old and haven’t had any issues at all!
We have a lot of pocket doors in our house. The newer ones are fine. The older ones come off the track often.
Our 4 very old pocket doors have never gone off the track in the > 3 decades we’ve owned this house.
we have 4 pocket doors in our home ranging in age from 2-45 years. They are ALL heavy duty solid core doors hung on sturdy hardware. Never had a problem with any of them.
The pocket doors that are found at Home Depot, etc,etc are light weight and made of cheap materials.
They will stick.
All of our pocket doors were ordered from door mfgs.
You do t what you pay for.
