The manufacturers used our closing date as the warranty date, as did the HVAC people. I had to have them come out for several things and it wasn’t an issue at all.

I think we might be talking about two different warranty situations. One is a licensed contractor buying initial appliances for new construction. The other is an individual homeowner replacing appliances. The first situation might allow a delayed start warranty until closing; the other probably would not allow a delay until resale.

when I bought my floor room model appliances [ which then sat in the stores for 4 months] I did not sign up for the warranties online until after they were installed.
maybe it was because I bought them from 2 individually owned appliance stores?
I imagine the owners would not want to piss off their customers over warranty issues, or they would risk losing future business from referrals.

@menloparkmom - are you sure the warranty period didn’t start until the date you installed the appliances? Did you confirm the warranty start date with the manufacturer? Warranties normally are not dependent on when - or even if - the owner registers them with the manufacturer. Everything is based on the terms of the warranty itself, not the date of registration.

In my experience, appliance stores are extremely interested in selling extended warranties so they probably want the manufacturer’s warranty to start at the earlier possible date.

The extended 3 year warranty was from Dacor, not an extended warranty by an outside provider, and I registered for it when the ovens and microwave arrived.
Same with the Subzero. I registered it directly with Subzero online.
It was almost 3 years ago- maybe I got lucky or things have changed.
We really DID get lucky when registering our Dacor cooktop- we had actually bought it from a contractor in LA who did not need it 8 years ago, and it sat unopened in a box , in a storage shed, until we installed it 8 years later ! I was able to register IT for a 1 year warranty, because it had never been registered by the contractor who ordered it.

PROGRESS UPDATE

All of our new windows are in!! They are installed and all the proper flashing and wire stuff is in place. I have to wait for that final emergency vinyl window that I had to order to match the existing window in North Wall in hall bedroom. It’s supposed to arrive on Monday and we will get it installed ASAP. As soon as that last window is in I can call for inspection on the existing permit.

Painters have been working 3 days x 3 guys to scrape, sand, fill to get ready for painting. All of that work is for the eaves and rafters only (and 3 wood windows that are remaining) because we custom built and installed new wood window sills. Tomorrow all of it will get primed and we will be ready for coats of paint. My agent came over today and we have chosen 3 samples of a bluish sage green that we are going to put up on the rafters to see if it will work with the dark windows and white stucco.

Stucco guy spent all day just patching up the areas where we cancelled windows. He will be working tomorrow to fill in all the holes in the walls where we pulled out old stuff. We are now ready for inspection on that. New stucco will start going on next week!! I have 3 colors he is going to put up for me to choose… Crystal White, Navajo White and Dove Grey (white with a hint of grey). I’m guessing I am going to be selecting plain white for the stucco body of the house.

He is recommending a Montalvo stucco finish for the architecture (you can Google it). I don’t like a lot of heavy texture at all, so I will probably ask him to make the ‘voids’ very minimal

Electrician is done and ready for inspection with all of the rough wiring but it’s kind of complicated because we did not rewire the ‘existing house’ because there are rooms that are being demoed out for the future permit.

Still no progress on getting the future permit. Engineer called and asked me to go into his office yesterday afternoon because ‘this is complicated’. He is concerned about a lot of stuff. Says he has to do a ‘site visit’. Ughhhh… I’ve been begging him to come out with a Site Visit for 3 weeks now. I made it very clear to him that he has had the plans for 5 weeks now and we need to get this done! Site visit Friday afternoon and then we had better be done!

Can you put a lovely flowering tree outside the dining room window to mask the big wall? It will be less apparent with staging and a ceiling fixture but something pretty outside the window will help too.

I have already called my landscaping guy and he will be planting 2 large trees outside that window. We are thinking palm trees because they have a long trunk and then the leaves up at the top

Are those termites going to be a problem? Do you have to have someone come and deal with them?

The termite issue was interesting. So far we have torn all the plaster off the kitchen and bathroom walls (anywhere there is moisture) and have not found any wood rot or termite damage or termites in the walls.

We can see a history of bad workmanship from whomever stuck in these vinyl windows that we are tearing out. We are guessing that the vinyl windows are about 10 years old. They were installed so poorly that there has been major water leaks around all these windows. And, they obviously stuck the windows right onto the original window sills which have rot and termite damage, without any sealant.

So, we have opened up all the wood around the windows as we take them out and taken out any piece of wood that looked suspect. I took the photo because I have never seen termites make it all the way through a 1 3/4" thick window sill and into the 2x4 stud underneath it. That’s a lot of eating :slight_smile:

We can see a decal down in the garage that prior owners were paying for ‘termite service’. The good news is that all of the eaves, shiplap and rafters are in really good condition. Everything in the crawlspace and attic looks good. We have not found one issue, which is very surprising. This is the first case of termites we have found (besides the deck outside). By removing the entire piece of wood out of the wall and replacing with new wood, we should be OK.

When I go to sell the house, a full termite inspection is required during the sale transaction. We are hoping that we are so proactive that we will not have to fumigate.

I’m starting to look at kitchen designs because I have to go out and get some appliances to plan for the plumbing and electrical. For example, the electrician kept insisting that I had to know what type of oven I was putting in in order to run the correct 220 line (20, 30 or 40 amp). I just gave up and told him to run a big 40 amp, just in case

I fell in love with this kitchen in the HGTV Smart Home. I would like to do something similar, but my tile choice will have to be a more neutral… there could be buyers that don’t like the strong blue/white tile choice. I love the old concrete tile look, but I will go with more muted neutral tones.

I did notice that this kitchen has a standard cooktop and it does not diminish the desireability of the kitchen at all. I don’t like the bronzish handles on the grey cabinets

Smart move on that 40 amp! We have a dual oven, and it needed 50 amp. Thank dog someone put 50 for our old oven that only needed 40!

How funny are those golden crown chandeliers in the last link! I like the stove vent too.

Since the vent will be inside the bay with windows on either side, I like the slimmer taller version. Agree that the strong tile could be an issue. especially considering the open kitchen concept so that it will be viewable from both the living and dining rooms.

I’m only going to tile stove alcove area so hopefully it won’t be too overwhelming from other areas of the house

Lots of progress today. Painters getting tape and plastic up for thick coat of primer today and I think window trim will get painted today and tomorrow. I’ve got my sample paint ready for eaves. Can’t wait

It does to me. Also, I hope that those ovens have interior exhaust fans. or all of the smell and smoke is going directly into the house. I would not want upholstered chairs in my kitchen. It’s not the worst kitchen I’ve seen, but it’s not the best.
