Very busy doing things that are not exciting, sexy or even visible
Today was a big poop day… again! My poor carpenter had to crawl under the house and meticulously cut out the old cast iron pipe under the bathroom. Needless to say it created soup under the house and then he tied a rope to it and had to pull it out from under the house through the crawl hole. I took a picture because I know inquiring minds want to know!
Also loaded a lot of pictures of our progress and paint samples all over the outside of the house. We are constrained with a brownish orange roof. She wants a ‘beach cottage’ style (a big stretch for this house). She wanted blue. I painted some blue on to show her that it just does not work with the ‘warm’ roof. She then went and found a brochure that had a ‘dune’ color which turned out pinkish on her house. I went back to my garage and grabbed all my sample paints and put up some that I liked. A grey with a hint of blue, Elephant Skin (the dark color on the Liberace House) and a warm greyish green called Wells Grey. I liked Elephant Skin but it was just too dark for her. She loved Wells Grey so I painted a larger swatch and put some on other areas around the house. I think it will look stunning when we paint out all the trim in a crisp white and get rid of the two tones on the siding versus the stucco. I am recommending one single color to minimize chopping up the house
And, I have designed a new porch overhang. It will look very similar to the small porch in Flip #1 on Nebo in La Mesa

Oh my, CB! I like the color you picked. I think I will use something similar when we paint our new old shack. Is it the one from HD? The shack is currently painted deep poop brown, kind of matching the rusted piece you lassoed from underneath the project
I have been contacted by a wholesaler and I’m going to inspect an interesting prospect tomorrow with my agent and my carpenter. Its in Mission Hills

@Marilyn: Interesting property, I suppose, but $1.35 million for something that they acknowledge needs a new roof, electrical and plumbing and has severe termite damage!! Does anyone know what this place might go for if it were pristine?
I am very much on top of that place on Santa Barbara. The selling agent is local and I have met him twice at the Broker Caravans for Hoarder House and my recent project. At my recent project he cornered me and had a long talk about how he has clients who do renovations/flips and he wants them to come see my work. He kind of stated (without really stating) that they didn’t do a good job and they didn’t have design sense. Quite a long conversation.
So, his sign went up on the Santa Barbara property last week and I called him immediately. He says the heirs are very unrealistic with their asking price and he sent me some information (because it wasn’t listed yet). I did my research and got back to him on what I thought I could offer for the place. It has basically no yard and it’s on a busy street corner but it has big potential. I know that I am very far from their asking price.
He told me he would hurry up and write the offer, but the next thing I know it came out to market in the MLS. Haven’t heard back from him. I’m guessing he’s going to give it time at the absurd asking price and then submit my offer in a couple of weeks.
You never know… someone could buy it but they would have to be ready to put in a huge amount of work
I am not familiar with Mission Hills. It has never been my target area so I don’t know every inch of it and what future value might be. So I have asked my agent to come on the inspection today and help me do analysis on future value.
It’s on C L A R K street. Have no idea whether that is Upper or Lower. I do know it has views to Mission Bay or Downtown.
Can’t wait to hear about Mission Hills house! We have friends that bought a lovely small old home there 5 or so years ago. Also a great restaurant in Mission Hills is The Red Door.
re the Santa Barbara house - love the picture of the back yard with rotted fruit and chicken poop all over the place. That’ll really sell the place!
The inside is a mess, that kitchen is horrible, and with no bathroom pictures one can only wonder what those look like.
OMG, that photo of the back yard with the chickens and the fruit trees (and the weeds and the tree debris) and the horrible, horrible view of what looks to be a collapsing building behind the property!
The house is empty. Who’s taking care of the chickens?! I know they can do ok on their own… Weird.
I will report back on the thorough inspection of the Mission Hills house.
I cannot wait to see if ANYONE buys that Santa Barbara house at the asking price. I’m going to try to go through that house this weekend.’
Have no idea where the chickens came from since the house barely has a yard and it is vacant. Chickens are pretty rare here in the neighborhood. Who is feeding those things?
Chickens can do ok without humans. There is plenty of fruit and bugs for them to feast on, lol. Still - WEIRD.
We looked in (couldn’t afford) Mission Hills; lovely streets and homes. Your street is north of Washington, which I feel is the nicer part of Mission Hills. There are some fancy homes on the lower area but in general it’s a different feel. But do check out the topiary at 3 5 4 6 U n i o n St - we ran into it in passing a few years ago - fantastic!
Cafe Blue is another nice restaurant in the area on Washington St.
Just turned down the Mission Hills. Its got a triple whammy noise issue. Because it backs on the canyon I think noise funnels up the the back of the house.
Major airport noise Plus 5 freeway noise Plus train noise. Views obstructed a bit by roof of house next door. Views only visible from back of house in a hokey family room addition with derelict deck.
On top of that there is a staircase in middle of house that prohibits creating a master suite on main floor. Bottom floor is dark and dingy. Whole house is really chopped up
Then I got another call from an agent who was standing inside a new listing on Pine St in 92103 zip. Mid century modern with really cool features being sold by original family that commissioned house from a known local architect in the 50s.
Of course I would love to get that one because it is in an A++ neighborhood but it only needs cosmetic fixes. I’m not going to bother because its in good condition, only needs kitchen and bath upgrades. A homeowner is going to pay full price for it and the price is very high

Meanwhile, back at the project we are still putting up drywall. Its going really slow because my carpenter keeps calling the guys over to help with the bathroom plumbing. Any minute now we might get a toilet installed!!! Have been without a toilet for 2 days which is my worst nightmare. The cashiers at McDonalds are getting to know me well

Yes, it was the lovely home you have in your first link. I could tell by the action at the Broker Caravan that it was going to sell at the high price. Architect was Wheeler (I don’t know anything about local architects) but it definitely has the flair that is very popular right now with younger buyers… who seem to have $1.4 mil to buy a home Some buyers may even keep the original kitchen and just swap out the appliances.
Of course… big action and compliments at the Broker Caravan doesn’t mean anything… as I’ve learned !!
