Second home on Sunset has a pool… those have been the death of me. Big dollars to fix pools and the surrounding cracked pool decks. Doesn’t mean I wouldn’t entertain it… I just learned the hard way on the cost of fixing pools.
Also houses with pools eliminate the buyers who REALLY don’t want pools. We considered pools a HUGE drawback when we were house-hunting. We have relatives with pools–few use their pools much and it is significant maintenance!
Just got this email update from our local Seattle realtor:
“The local real estate market remains very hot with extremely low inventory and prices that are rising faster than anywhere else in the country. However, that rate of price growth appears to be cooling from last year, dropping to its slowest pace in three years. Predictions of more interest rate hikes may further limit price increases. Those considering to sell their home may want to take advantage now of this perfect storm of record-low inventory and record-high prices.”
I know that the market is different in SD, but the overal trend is probably applicable to the US as a whole: more rate increases by the Fed means slower RE price growth.
(I am shocked. We have .8 month inventory of homes where we live. Used to be at least 3. )
In that Pine Street house – what in the world are those weird things sitting on the dining room table? I’d like to kill them.
Well the Santa Barbara house is in horrible condition. First… the heirs are so cheap there are no utilities on so it was very hard to see anything in the house. There are actually glass panes missing from some windows - wide open to the elements. All of the trim on exterior is rotten. The garage is under house with no interior access and the door height is too low. Very small yard. The chickens were visiting from neighbor’s yard because there is no fence between the yards.
Little piles of Termite poop all over the place that we traced to live termites in some of the beautiful ceiling planks. This is my biggest concern because there is no way we will ever be able find matching tongue and groove width and matching stain to do repairs. We are having a big storm today and a lot of roof pieces were blowing out into the street.
There’s a giant pool table stuck in a lower room that the owner thinks is ‘valuable’ and it will be a mess to get it out of the house
But I love it. It’s got nice architecture inside and great views. But I’ve got to be careful with my numbers because its a ton of work and smaller than most of the comps

Sounds more disastrous than the place we are trying to buy. But there is the bright side! If the windows are already out, there will be fewer things to take to the dump.

I just finished doing my estimate on all the repairs that are needed for the Santa Barbara St house and it’s a whopper! They would have to sell it at about 65% off their asking price. I’ll keep looking
Probably with unexpected over-runs and permits, 50% would be a safer estimate–glad you’re more bing on and will look at homes with better profit potential.
CB, who knows… Some sellers are so unrealistic.

Geez people!!! You want $1.7 mil for your house and you can’t even make the bed? One more example of De Clutter before putting house on market.
No way that home is worth that much… even if the beds were perfect. The seller must have smoked something very potent. Mr. B and I made sure to stop by the open on our way to the brunch. OMG what a dump. The land… I’d give it $800k… with a $100k demo credit.
@BunsenBurner it’s excessively overpriced…I sort of like the house…buy sheesh…they needed a dumpster before those pictures were taken!
Did they clean the house and de clutter for the Open House??

It is apparently a father trying to get rid of his freeloading kids and their SO’s. If you consider leaving cat boxed that have not been scooped in several days as “cleaning”, yes, they “prepped.” ROFL!!!
Maybe he has zero intent of selling… Just to keep the hordes of freeloaders in check.
He should tell a white lie and tell them house sold. They need to have everything out in 2 weeks. After they move the buyer cancels escrow:)
