Dishonest advertisement is rampant in RE. The realtor selling the house we are trying to buy used photos taken 3 years ago (back then RE market was in the dumpster around here and the house did not sell). The property did look great when it was not rotted, so we ignored the fact that it was advertised like this and are planning to do some major TLC there.
Because Zillow doesn’t have the new listing (agent has to manually enter it), Zillow shows the old listing language. You can see the exact language from my 2010 listing.
It does have nice sit down views from living/dining/study area
Note that the new listing starts with ‘No Expense Spared’… What??? Seller didn’t spend a dime except maybe to install a little bit of new landscaping and improve the irrigation system
Doesn’t say the seller spared no expense… I’m sure you didn’t when you fixed it up.
Well…as a buyer, I would want to know when these “improvements” were done. So…with someone like me, the jig would be up. Also, if newly renovated, I would expect warranties on all those appliances…and I would NOT expect 7 year old appliances.
When we sold our first house, we in liked some of the invoices in the materials on our table for prospective buyers to see. It was clear that ALL renovations were done within a couple of years…and what the costs were.
Maybe they also shampooed the carpets:)
@Thumper1, I like that idea of leaving the invoices for the materials there. It provides proof of what you’re claiming.
We created a nice photo album of before and after pictures…and the invoices were in that too. We had a summary sheet of what work was done when, and what the cost was.it was there for the lookers to take (the summary sheet…not the album. We left the album for the buyers.). No funny business.
That album also had pictures of our gardens in bloom…because we listed our house when things were NOT blooming!
I am very hesitant to leave a lot of invoices for buyers. First, I need the originals for tax accounting purposes. I’m not about to sit around and make copies of over 500 invoices. Second, I really do not want them to know that I only paid $13 for each of the bath fans. Let them think I paid the normal $50/each. Third, the majority of my costs are labor and buyers would not even appreciate that there were only receipts for $50,000 worth of stuff but I really spent $150,000. They would be thinking that there was some huge profit somewhere in there.
I do make a list of all capital improvements to the house that is on the flyer during showings.
The only invoices I leave for buyers are for major appliances or systems that have a warranty. Sometimes I even black out the price paid because I don’t want them to know I bought something for half the regular cost.
KITCHEN PENDANT LIGHTING
I have been wracking my brain today trying to find the cute seeded glass pendant lighting I put up in the Hoarder House kitchen. I remember finding them at either Home Depot or Lowe’s and scored them for a lower cost than anywhere else. They look exactly like the colored ones at Pottery Barn. After spending way too much time going through the store websites, I decided to try to look through my receipts. Opened up the binder and just gave up after combing through about 100 receipts.
Had a brilliant idea that I would go back to our Flip This House #3 thread and find where I posted my purchase. Boy, did I get sucked into the drama of the first couple of weeks of that project!!! Very television worthy… trash, things stuck in a broken garage, cars, Estate Agent, Slimy Real Estate Agent, Estate Sale, Nazi bookends, Haz Mat suits, antiques roadshow and a robbery. All in the span of a couple of weeks. Had to extract myself from trying to read through the whole thread
Used the search and found it! Bingo! Purchased at Home Depot. Clicked the link… no longer available. Traced back to the manufacturer, Home Decorators and they are not on their website either.
Now I have to start a whole new search for the most economical pendants that compliment our style. Dang it

Good for your client being diligent about finding excellent deals. Sounds like she’s getting the hang of this! Perhaps she and her H are learning some important lessons about home maintenance and the need to stay on top of things. Glad her dad is happy with the progress.
