Overstock.com has some good deals and will deliver (except to HI). That can also be an option. Have noticed some folks linking to Overstock on some of your threads on flips.
Look at Target. They have some nice chairs.
I sent several suggestions to her for dining chairs including some sturdy wood chairs that we could have fun painting in her color scheme. At this point I’ll butt out. But I agree…don’t settle for something that isn’t perfect. It ends up in your house forever!!

We bought our wooden chairs from Sam’s Club. We’ve had them several decades and they are still going strong. I believe they were under $30 apiece.

cb, how nice of you to send her photos of chairs that could work. If you happen to see a table, maybe you could send that pic along too as a nudge that “maybe eventually” they can replace the current table.
Well, @thumper1, here are a pair that are just over $60 apiece that look nice to me. What do you think, @coralbrook ? I must admit Sam’s Club has a bigger selection of furniture than Costco.

$60 each is a good price for a dining chair. I don’t think we have a Sams Club here.
I found a nice Pottery Barn white table and 4 chairs for sale by someone on Craigslist and sent her the link. Only $200 for whole set!!
For her beach cottage style I think lighter woods or white is her preference
Do they have habitat restore stores in the area? My daughter has had a couple of really good furniture finds at the one near where she lives. (The best one was a large shaker style China cabinet she got for a great price. )

Personal opinion for this house. I think a bistro height table isn’t a good choice. Ceilings are not high. Plus, those things aren’t exactly easy for little kids to sit on…and the table is totally the wrong height for a youth or high chair.
Agree…white or lighter wood will look nice with the beach theme.
Keep looking on Craigslist. If the first one doesn’t work out, another will.
I found a great table/chairs on Craigslist. I forwarded the dining chairs that Marilyn posted. They are keeping the large oak table they have, we just need the chairs.
I’ve got so much on my plate right now that I have to let them make their decision. I just keep warning them that in about 2 weeks they are going to be moving back into an empty house and they might want to start thinking of at least 2 or 3 dining chairs and a couch so they can at least sit somewhere in their cute new home!

I am making an offer on the house on Santa Barbara that is missing windows, roof is torn off in many areas, termite damage like you wouldn’t believe, chickens in the back yard, garage under house that I cannot even get into to inspect and on and on. Just my cup of tea!!
I have reviewed the comparables very carefully and adjusted my estimated future sales price. Backed down from there with my estimated expenses. Double checked my assumptions carefully with my agent. My offer is very low compared to their asking price but I am making the offer through the listing agent and he is slowly counseling the Seller on the reality of the value of the property.
It’s interesting… he has several offers from other investors who have not even visited the property. These type of investors just submit blind offers with inspection contingency at some high price. Then they use up their inspection period to either shop out the contract (they are wholesalers) or finally go in and do an inspection. They immediately come back during escrow and demand $XXX credit for repairs. Luckily this agent has worked with a lot of investors and he knows their game. He has already advised the Seller to not accept these types of offers.
The thing that is making me a little nervous is that he represents two other big investors in this neighborhood. I specifically asked if he was representing any other buyers and he said No. This is puzzling to me… why don’t these other investors want this property?? Yikes… maybe I am offering on something that everyone knows is a bad deal?
The other investors just don’t have your vision! Trust your gut.
It’s probably not a bad deal, but it has a lot of headaches that they don’t want to deal with, and will not be the quickest flip.
Do you have a plan to move to SB while the flip is in process??
If not, you should budget many additional $ to live close by and pay your team extra $$ for their time/ travel to SB.
Remember how many times you have had to run over to other flips on a moments notice to solve a problem? SB is not exactly down the block from where you live. Its at least 3 hrs away on the worst traffic day.

I think the reason the other local investors are not going for this one is because it is not the standard cracker box on a flat lot. It doesn’t lend itself to being scraped and rebuilt to a mini mansion that will sell for $2.5 million. Plus, the other guys are sitting on their big properties that are not selling. Maybe they actually got themselves maxed out? They have much deeper pockets than I do

The thing that I find most interesting about all of these projects is that their building permits are still open. Some of them have not had inspections since last Fall and they are not even close to being finaled and closed. How do you sell a house without final inspection cleared??
