Regarding vinyl white fences. Back in 2002 when we bought our current house I decided to spend the extra money on vinyl picket instead of wood. It was one of the best decision I have made. While other neighbors have put in wood fences that look like crap in a year or two, ours looks just as good as the day it was put in…My husband pressure washes it once a year and that’s it.
Good to know. I do think they look nice with certain styles of houses. For example, I don’t think it is the right fence to install for a Mid Century Modern
I second vinyl fences. The horse arena down the road put one in - it is still snowy white, I guess the owners do an annual wash.

Easy math, even assuming that you have to pay a buyers’ agent’s commission and MLS fees (not counting excise tax because it is virtually the same). But there is a point at which selling by owner is not as profitable… all factors considered.

Received a one sentence text at 10pm last night. “Sellers are stuck in analysis paralysis”
So I guess he didn’t meet with them. Not sure how Sellers can be stuck in analysis… guess there is no urgency there at all. Maybe the Sellers are thinking of fixing up the house… to the tune of $200k… themselves?? Just guessing
CB - sorry to hear that Flip #7 is stalled. I was talking with a coworker yesterday and she told me there is a house in her neighborhood (Del Cerro) that has been sitting vacant for 10 years!
I expect they’re doing the math of a sure thing with no contingencies (like your offer) versus the higher offer(s) with inspection contingencies. And they don’t know what the inspection will uncover, what the prospective buyer will demand be fixed, and what it will cost them.
I have to wonder if the sellers have actually been inside that house recently?
3scoutsmom… I keep asking the listing agent that question. Have the Seller’s been inside the house lately? Do they realize their roof is caving in and there are windows missing and it’s raining a lot recently? Do they understand that little termite pyramids are all over at least 3" high in some places? Do they realize that, with every windstorm, there are more pieces of roof blown all over… potentially into the neighbor’s yard? Do they understand that every day this house sits vacant there is a chance that a rainstorm could cause the roof to collapse??
Do they realize, because glass is missing from windows, that squatters could take over the house? We had squatters get into a house on our street and they accidentally started a fire that burnt the house down.
Right now it’s really bad because there are pieces of torn roof hanging off telephone and power lines all around the house.
Not to mention that they are such cheapskates all of the utilities have been turned off. A true home inspection is going to require that utilities be turned back on to test the systems. It is so dark in the house it is impossible to inspect anything really well.
Jeez . . . It looked bad but not that bad from the photos.
Well, it could be another type of number crunching - the sellers we are dealing with are trying to backpedal because they have realized that they will have to pay capital gains… Oops. Should not have signed the offer…

Bunsenburner…just out of curiosity. What type of backpedaling are they trying? Have they tried to get out of the contract in various ways?
You could offer less to eliminate their taxes… >:)
They could put more capital into improving the house for you so they would have less of a gain…

Electrician is installing the light fixtures and the under cabinet lighting and putting in the receptacles and switches
And microwave and fridge getting installed
