Flip This House #6

“Bunsenburner…just out of curiosity. What type of backpedaling are they trying? Have they tried to get out of the contract in various ways?”

No, they want us to breach first by not having a funded loan on the closing date. So they can keep our earnest $$$$$$ and sell the property to some Mr. Big Bucks.

And they are hoping that by not letting you in they can get you to delay your loan? And apparently their realtor is complicit in this?

Am I naive to be shocked?

I’m already stunned by much of what CB has encountered in terms of complete lack of ethics on the part of realtors.

And what is YOUR realtor doing about this? Fighting for you? How about their agency? Or do they not give a damn because they figure they’ll get a commission out of you at some point anyway?

I strongly suggest that you tell your realtor that if they do not make this happen that you will be looking elsewhere in the future.

Our realtor is hounding the other realtor big time! I do not want to disclose too many details here for certain reasons… Game of chicken is our approach - we are driving a tank.

Go on Twitter and drop the name of the realty agency and ask them for help.

We are making some progress…
Re: complaining. If only it was as easy as posting a tweet! Even a formal ethics complaint will probably not go too far, as my Internet research has shown. We interviewed a lot of realtors prior to choosing ours. There is a lot of slime out there, for sure! And a handful of really dumb ones who have zero knowledge in house construction and basic systems.

Just checked the photos. CB&co’s work is awesome!

So sad that you are encountering stuff

Yes, this has been the least pleasant experience in RE transactions. Even the CofO saga with the current house (complete with fistfighting subs, WTO battle in Seattle, my angry call to the city, and the cats moving into the house 2 weeks before we got the CofO approved, LOL) dwarfs in comparison with the current deal. Our first two houses were purchased from the builders… brand new. Goodness, the pros are so much more reasonable than homeowners! CB’s buyers are lucky to deal with her. If they start whining, CB, send them to me, and I will set them straight!

It’s funny, I just remembered that the seller–a newish realtor–tried to pull out of our deal on our first house. It was an extreme fixer-upper that would have been a tear-down for a developer. The experienced agent --also in her firm–who we were dealing with basically told her that she couldn’t, and that her reputation would be ruined if she did.

I just loaded some photos of our countertop installation. I also found a remnant in the back of my fabricator’s yard. I needed a marble hearth installed on the floor for fireplace safety. He cut it, polished it and beveled the edges so that there wouldn’t be a trip h azard. I got the materials and labor installed for $100.

After it got installed I realized that the ‘stripes’ in the natural marble are going the opposite direction as the flooring and it doesn’t look good. Oh well, price was right!

FWIW, I like the hearth stone and think it looks just fine with those striations running perpendicular to the floor. That was a great deal, too. After seeing how the owners have been living in that house, without doing any work themselves to fix it up, they can’t possibly find fault with any detail of your work. The house is looking so much better.

I agree with Silpat. It looks perfectly fine to me! And one shall not look a gift horse in the mouth, especially if the horse is such a fine one.

I think it is lovely. Coralbrook has an amazing talent to look beyond the surface and see the diamond in the rough. They are extremely lucky to have you.
@BunsenBurner - bummer your experience this time around is so difficult. My D and her BF are in the process of buying a house in Nor Cal and while they have a great realtor the sellers realtor and the guy he hired to do the pest report work have been really difficult. In my opinion taking advantage of the first time buyers. They have also had a lot of back and forth with the lenders and now will hopefully close this week. 2 weeks past the offer date.
My D needs a Coralbrook. The house they are buying in basically all beige and tan inside. Built in 1988 and no updates but clean. The master bath had dry rot and the seller replaced a lot of things but on retiling the tub/shower he ended the tile right at the shower head height. I appreciate how Coralbrook took the tile up to the ceiling in this remodel.

Someone must posted this to facebook and I thought flip this house followers would enjoy the pictures of the interior. (By the way, $555,000 is very expensive in this area)

^ oh. my. oye.

^^
Yes for a 790 sf house it’s very hi. I did win a house in Newark in 2015 with the same size home for less than 400k but after a long long thoughts backed out of the deal.

@swimcatsmom - Is the building in the last photo where they do all the taxidermy?
And in photo #30 they had a light fixture with bare bulbs. That would be a deal breaker for this otherwise lovely abode.

8-X

That street is where a lot of the local doctors live. Not sure if this is a doctor’s house (a witch doctor maybe!!)

@coralbrook - it looks great!

Holy JP Morgan!!! Swincatsmom’s find takes the Ugliest House of The Month prize! :))

I just looked at the pictures again and now I’m scared to turn the lights off and shut my eyes - I seem to have weird dreams when I’m stressed ( like now with tax season) that make me wake up unrested and more stressed - I don’t want to find myself in that house in my dreams.!
