Also want to report that I have not received any communication from the listing agent on Flip 7 in over 5 days so I guess the Sellers are going to hold out for their 1.3 million while the house slowly caves in.
And the flip on Del Mar from years ago went into contract in less than a week for 1.35 million. Total craziness. Even more interesting is it was advertised as only 2% commission for buyer’s agent. I thought that would mean less buyer’s brought through by their agents but I think the new Internet world brings buyers even if agents don’t highlight a property. This might set the bar for lower commissions negotiated by some savvy sellers.
cb, can you remind us of what “the flip on Del Mar from years ago” is? Is that the one you sold for somewhere in the $600’s, and they advertised it as “no expense spared!”?
CB, it is too bad the owners of the chicken house are clinging to their pipe dream price. Yes, there is that type of a greedy, unrealistic seller. I posted a listing a while back where there was cat crap in the open litterboxes in master bath and a strange “biosphere” cover on the deck… The seller still has not dropped the price ($1.8M), and the homes around it listed for under $1.2M triggered price wars. There is also another home owned by a guy we happened to know… He is asking too much, and his house sat on the market for 6 months (average here is 1 month). Now he has relisted it and is still asking way too much!!!

" - to be fair, I’m not sure you could find the bones of the house behind all the “stuff”. It would take someone with “vision” to buy that house. Or a whole lot of crazy.

The proof of funds is probably 2 things. The house is expensive for this area. Well above the average. And can you imagine the lookey loos after they posted the pictures. I’d be one for sure

D and her BF finally closed escrow on their house today. Escrow was originally going to be 30 days but lender was so difficult that it ended up being 45 days. I’m glad it is over. The house could use some Coralbrook charm. It is a 2 story tract house built in the late 80’s and nothing has been updated inside. They were able to get a new vinyl floor and tile in the master bath due to some dry rot work that needed to be done. They had them put a new tub and vanity in (those done on my D’s dime). My D is looking forward to taking a bath in her new tub this evening.

Happy for your daughter, mom60! It moved!!! Finally! The sellers were waiting for a dry day to let us inspect the house. There was a loose downspout that caused what they thought was a leak off the deck. Mr. used a rope to fix it temporarily. Now, on to moving piles of trash left by the realtor who claimed they would clean it out.
Re that crazy house in Ponca City - it didn’t strike me as a house where happy people lived. Unless you’re the Addams Family. I can definitely envision Lurch as their butler.
The realtor is MIA, as it was the case during the entire process. Our realtor has volunteered to haul it away, but we told him to relax and that we will deal with the pile. Some of it is quite goodwillable, so I will take it to the donation site. The rest will go into the big garbage bin - hope the trash co will charge it to the previous owners because I ordered a much, much smaller garbage can. The amount of recyclables they left in the trash… appalling.
If only you were in my neck of the woods!.. There is projects galore in the house: needs new siding, new windows, new roof, new appliances in the kitchen… The entire inside needs a new coat of paint, and the wood floors need to be refinished. The master bath is dated, but quite usable, but the kiddie bath has such a low counter I am afraid to let any adult use it. I already made a run to Albert Lee and plunked down a bunch of $$$$ to get the 10% Miele rebate. I have no idea when Mr. will be able to install them, lol.
