Fingers crossed, CB! Anything bolted shut can be opened if permission is granted…

Speaking of my non-flip, we are getting an estimate for fiberglass windows and slider for the master bed. That room is in a much worse shape than the rest of the house because it is facing south. I am bringing a couple of guys to get estimates for siding replacement and some minor indoor repair work around that area. I ordered all new light fixtures for the house, and Mr. has replaced every single canned light with an LED insert. Costco had a special deal with each light coming at $5-6, so not too bad. Some bulbs were burned out and needed replacement anyway, and the hodgepodge of different can inserts and trims was simply mind boggling. With every room having 5 cans on average, it will pay off when the electric bill arrives.

Yes, we are calling it the chicken house. I started looking at it over 6 weeks ago. Soon it will have been on market 60 days at ridiculous asking price of 1.35 million. 60 days is about 40 days past average market time. You’d think after 30 days on market the Sellers would have got the message and at least dropped the price to generate new interest.

Just spoke to the listing agent of Tivoli and he is very big in the neighborhood. Crazy Uncle Sam realtor…Marilyn might be familiar with him. He was honest with me and said his Seller won’t go down and he has several end users/homeowners that are interested. They have to do some basic repairs to pass a bank appraiser visit. Other flippers came through and would only go about $880k.

Just looked at your flickr photos. The kitchen looks FABULOUS!!! Congrats on doing what you do so well!

Things are getting exciting at the small project. We’re getting to the stage where we are installing all the trim, door handles, cabinet handles, house numbers, the cute barn door in a fun color, etc. I love this part! Finally I can be productive and helpful. Usually I am just getting in the way while all the power nail guns are going.

What are you doing for that fireplace? To me…that will complete the LR area. Without that done…it’s going to look like a construction incomplete zone.

Owner purchased a fake grey distressed mantle. That will get mounted at the top of the open area

Then we will build two pillars mounted on each side with a lot of trim work in white and some nice tile surrounding the opening

Went through chicken house tonight. There is a back area that only has 6’8" ceilings and a large amount of termite damage. I need to be careful about the square footage that has low ceilings because it won’t be considered legal.

But… big views and I know something that is going to improve the views that I don’t think my competitors know. So I sent a revised bid this evening.

Meanwhile I’m going to inspect a house that was just listed on Charles 92106 in the wooded area.

Really gorgeous job on the kitchen. The owners are so lucky to have your magic touch and budget consciousness.

I wish you luck on your new bid but I think the owners have very unreasonable expectations.

CB, just for kicks, thought you’d like to see a knock down/new spec home newly on market in SF. It’s gorgeous, but I have to wonder how long this will be on the market. But then again, in SF’s screwy market, I wouldn’t be surprised at anything…

No wonder CA is moving to Seattle. You can still buy a bigger and better home here for about half the price. Lakefront. :slight_smile:
