Goodness. What does one do with that – charge the neighbors for access to get to their own garages??

That price for an easement sounds about right to me. Normally, it will be already reflected in the price of the lot burdened by the easement. I can imagine why someone might want to buy the easement they’ve been already using - to formally increase their lot size to some minimum level to allow construction of a larger house.

That SF house is craziness. The builder spent a ton of money doing stuff under the covers. But… $32 million over what he paid for it? That’s a little greedy. But I can just imagine the headaches of dealing with the City for the building permits and trying to do construction in such tight quarters without any place to park trucks or get deliveries.

CB, in that tony neighborhood and high maintenance neighbors, many builders have to get creative with basic items like camouflaging porta potties, having workers shuttled in, etc. Many job sites have security round the clock. But the workers get fabulous views!

Normally, here, a property’s price is 25-30% land and the rest is the house. So a builder buying a $1M lot will put a $1.5-2M house on it and try to sell the entire thing for $3.5-4M.

We are finishing up our week on the project by installing new trim and casing around every door and window and installing the baseboards. Barn door is painted and the color is a beautiful subtle turquoise.

^ no kidding. Surprised a Realtor doesn’t suggest at least some clutter clean up: take the potty chair, rumpled towels and toiletries out of the bath, hide the magnets on fridge, Raisin Bran on counter; toys, tent put away, etc. And yes, take the pics when the construction workers aren’t below…

I think the most annoying thing about those photos is that they are very dark. Obviously the agent didnt even bother to hire a photographer with supplemental lighting equipment. Cell phone photos probably. He/she should be fired…unless they are doing a favor for owner with minimal commission.

Flip #7
Submitted a revised higher offer on the chicken house Wednesday evening for agent to write up. While I was at the house the agent went on and on to my mother in law who was visiting from Florida and I dragged her along to the inspection so she could see the reality of this glamorous life…she watches too much Flip or Flop. "I really want to fo a deal with her…her work is amazing…blah blah blah schmoozing.

What the hey??? You don’t even acknowledge receipt of my offer email. Wouldn’t you think even any written offer would at least warrant a confirmation of receipt?

He says the Sellers are delusional and clinging to their belief of asking price. He says my offer is right where he thinks current value is

Then it’s up to him to educate his sellers. Otherwise-- no deal.

While we are waiting on SB’s flip 7, here is my update. Just priced out the new Hardi siding for the house - $25K, that includes bringing the rotted deck to code. The idiot prior owners built it without any flashing, and the idiot city inspector did not catch the sin (yeah, I checked - there was a new deck build permit pulled a while ago). The current cedar siding touches the deck… that is a guaranteed recipe for rot in our wet climate!

Also will be spending $10K on new fiberglass wood-wrapped windows and a slider to the view deck… No nanawall - we have cats. :slight_smile:

Ordered $15K worth of Miele appliances to replace the garbage installed 20 years ago…Going to get 10% back. Mr. will install them with my help. Hopefully, I will not get a scar on my other knee trying to catch another falling oven. :slight_smile:

Spent about $1,500 on LED lights for the entire house, including canned lights, fancy DR light, a sconce for the stairwell, a front door fixture, powder room lights, and MB bath lights. Mr. installed them all - at least there is some saving there!

Still need new carpet upstairs and new kitchen counters. I so wish we had CB here!!! :slight_smile:

Oh yeah, them. They are moving out next week. :slight_smile: The cost is tbd. Mr. and I will be taking on the project. The attic is vet small, so it is doable.

Why get them wood-wrapped? Yo will just have to paint them.

I have fiberglass windows in my house, I love the thin rails and stiles, and I will never have to paint them. :smiley:

Do you not like wood windowsills and trim inside the room, NRE? :slight_smile: That’s where the new wood is going. On the outside, it will be fiberglass and Hardi trim. I expect to retire in the place without having to repaint the outside.The current wood on the inside is pitiful - thin strips from the late eighties are crumbling.
