@coralbrook - I looked at the LG website the stackable dryers that I looked at all said they had a reversible door. Are you sure the dryer door can’t be reversed?
So… While CB is working on #7… Our freeloaders are gone.
Trying to get someone to re-carpet the upstairs bedrooms… What a pain! Apparently, 1,000 sft is too small of a job for many companies to even bother with! WTH? Getting a quote from Costco.
Home Depot will do jobs that size and a lot smaller.
Home Depot only installs if you buy the carpet from them at slightly inflated prices. And…they take forever to get on their schedule.
Thanks for the tip about dryer. I only checked the washer door (because that one is facing wrong direction in my opinion)
That would have been the last resort.
This hasn’t been my experience, but I imagine there’s a lot of variation between the stores in who they contract out the installation to. Their prices, at least for the low end carpet I put in my rentals, is competitive. YMMV I guess.
Well, I am looking for carpet that I will continue to enjoy in retirement… So HD would have been the very last stop.
The carpet samples I saw in HD a few years ago were exactly the same as in flooring installers I also visited. We went with a flooring installer having one small patch of carpet installed and one small room redone in hardwood flooring. Maybe 2 rooms made it worth it?
This is 3 rooms and a hall… Too much new construction in the area keeps the contractors busy and allows them to cherry pick customers. The runaround I was given that they would come out in July to measure for a quote…
July! Is there a somewhat depressed suburb somewhere? Call people who are about an hour away and might be grateful for the job?
BB, do you have/know a decorator? When we built 2 years ago my decorator offered better prices on nice carpet than the local carpet suppliers my builders uses. I think there are lines that really cater to the decorator trade and thus give them better discounts. We chose a couple varieties from Fabrica. The decorator also had a trusted installer she likes to use.
No, we don’t. The decorators here are busy as well… Going 1 hour out into the burbs will not help - all contractors live there anyway.
Got an appointment with Costco for carpets and kitchen, yay.
Anyway, back to CB’s #6.
@walkinghome can you comment about costco kitchen floors??
Flip #7
The local Pt Loma agents had an interesting progressive Sunset Open House last night. There were seven $2 to $3 million dollar homes on the list. I went through the homes because 4 were flips I wanted to look at. 2 were not well done and I could see quality issues. One was nice but the last one was gorgeous.

This is the crazy big build that they tried to sell for 6 months before completion, had a lot of construction issues and failed inspections. I think they carried it for over 2 years. Colors were beautiful, staging nice, great butlers pantry with extra frig, big laundry room, roof top patio is built nice with BBQ, frig, etc. I was amazed at the money spent on a wonderful perfectly smooth stucco finish.
Why do I mention this??? I found out that the buyer who is in contract for the chicken house is the Seller of this other flip. Owns a fitness franchise and I guess he does this for fun on the side but doesn’t have time for the day to day oversight. The flip finally went into contract early April and that’s when he offered on chicken house. BUT his buyers just cancelled out of escrow and its back on the market. He has only one week left before he has to close on chicken house. This is why the listing agent called me to stand ready.
The guy has a ton of mortgages on the flip including an odd lien from a trim wood company. Not sure how he’s going to come up with a ton of cash to close.
What’s up with the bathtub inside the shower area? Is that a new trend?
Beautiful house but small bedrooms.
@Madison85 - yes. I have seen them here. Very chichi houses come with that “spa bathroom”. All I could think - OMG, talk about cleaning soap scum on the outside of the tub!!!
Ah, but those who can afford mansions can hire help to do the dirty work.
3200 sft is not a mansion.
I’m SO tired of grey walls, white trim, subway tile …or even more multiple glass tile, white (or grey) shaker cabinets…etc. Everyone’s home, wealthy or humble flips are all looking the same. Any guesses on the next trend?
