Zillow, for what it’s worth, shows most of the condos in that neighborhood in the $640-660K range. So there might be some room if she can get the price (well) under $600K.
Seems to me that it would have to be close to $500K to be anything other than a break even situation.
This condo will bring somewhere in the upper ranges because it’s the largest sq ft in the complex, end unit and has the large driveway for parking.
I followed up with the listing agent today. I don’t know what it is with these agents… no confirmation that he received offer yesterday evening. He says that Seller told him he was ‘too busy’ to discuss today so they are not going to discuss my offer until tomorrow morning. I think they are ignoring the fact that my offer was ‘good until 6pm June 23’.
Oh well. Meanwhile, I have people clamoring out of the woodwork wanting projects done. My agent has connected up a first time homebuyer. He wants X, Y, Z and a million other things on his list done ‘first 7 days he owns the house’ so that his family can move in right away. They are on a very tight budget. There is no freaking way that we can
Scrape popcorn off all ceilings, mud and texture
Paint entire inside of house
Remodel Master Bathroom with new tiled shower
Enlarge master bedroom closet
Wire for can lights throughout house
Install ceiling fans and new lighting
He thinks all of this can get done in 7 days. I really just don’t want to get involved with anyone that is that unrealistic. It takes days for just the ceiling mud to dry/sand/texture before you can even start all the painting
Yes, please DON’T get yourself into bad situations with unrealistic budgets and deadlines. You don’t need that kind of grief, nor does your crew!
may I suggest that you NOT put specific 1 day expiration dates on offers when you are dealing with a HOT sellers market. That one specific- “take it or leave it” contingency may turn off the sellers agent, or the seller himself, and make it less likely that you will get so much as a “by your leave’ response.
There are too many other buyers whose agents wont put a highly restrictive " get back to me in one day or I’m walking” clause in their offers… Would it hurt you to have to wait a few days?
In a sellers market, the SELLERS are in the 'drivers" seat, NOT the potential buyers.
Point well taken.
In this case, they haven’t received one offer in 90 days so I wanted to light a fire under the Seller. In other cases I have to carefully set expiration dates. Sometimes I am spreading multiple offers out. My worst nightmare is that 2 of them will come back ‘accepted’ and I could contractually be on the hook. So, sometimes I try to stagger them so I can politely say (if I ever have to)… I’m so sorry, the offer expired so I made an offer on another property.
“He thinks all of this can get done in 7 days. I really just don’t want to get involved with anyone that is that unrealistic. It takes days for just the ceiling mud to dry/sand/texture before you can even start all the painting…”
ROFL!!! Just finished the ceiling mud in our new digs. Oy. That required a lot of patience. I am a perfectionist, so that added to the ordeal. No way they can move in in 7 days. No go.
Will you be acting as a contractor on these jobs your crew takes on? I understand why you decided to take on the last job due to your relationship with the parents, but that kind of arrangement with strangers seems risky. Of course you have the design sense and the smarts to do a fantastic job, but things can unexpectedly go south when unanticipated problems occur. Please be careful!
I think that Property Brothers has created unrealistic expectations about how long things take. They always announce that they can do all the work in seven (or eight or six) weeks, but I expect that they have months to plan the detailed schedule, order the materials, and get all the subcontractors lined up to jump the moment they are needed. It’s not like that in the real world.
I keep trying to tell these people I am not a contractor, cannot guarantee anything, cannot warranty anything, not qualified, don’t have a license, not bonded, will not provide a fixed price, high probability of overruns depending on what we find. …blah blah blah
Noone listens to those details
I don’t think I’ll work with these people because I just don’t think they have any home ownership experience to be realistic about anything
The other project is the elderly parents of my agent. They are downsizing to a new home and are desperate for repairs before they move in. Mom is a retired real estate agent, they’ve walked through lots of my projects and they are experienced with reno projects and know things can go sideways fast. Kitchen remodel, ceiling popcorn removal, tons of wallpaper removal and new dual pane windows and doors
Too bad about the funding situation - this house looks like your kind of project: http://www.sdlookup.com/MLS-170033112-4415_Long_Branch_Ave_San_Diego_CA_92107
Oh Marilyn,
you should NOT have mentioned that house!
It WOULD be perfect for CB to tackle!
What happened in that house? Was it NEVER cleaned? I imagine they didn’t post more pics of the bathrooms and kitchen because of the scum…
@coralbrook or @Marilyn keep an eye out for an open house. I’d love to know what the rest looks like!
That house is absolutely perfect for CB!!
Seems to me that they may be pushing it with that PPSF.
House isn’t on the best street. But I love the character of that house. It could be brought back to a lovely jewel.
It’s got to be in bad shape if one of the 8 pictures is of a clothesline (!!!) in the yard.
that place has an UNDERGROUND garage??Or maybe its just storage??
weird!
Any view potential?
OT. O. My!!! The countertops are here and they are stunning!!! I will have to tell Mr. that our kitchen is now a museum. Cambria Berwyn is gorgeous. I am so happy the sales person talked me into it. I am going to pardon my painted cabinets (I was going to reface them) because they match the tops. The sinks are Blanco “white” - they are actually light grey and match the light grey in Bervyn so well. Mr. B will be playing plumber next week…
I drove the Long Branch house today but I didn’t see an Open House. I don’t like the red /orange brick around the bottom of the house. It’s like the 70s meets the 30s
The Cambria Berwyn is lovely, I like the coloring. Is that a natural slab quartz? Or a man made quartz available in prefab countertop sizes?
