The listing agent for the townhouse contacted me yesterday afternoon with “the Seller is not returning my calls, " haven’t been able to discuss offer yet”
I don’t know whether that really isn’t true, and agent is just trying to keep me hanging. What kind of Seller is too busy to talk to the agent trying to sell their house? Maybe he doesn’t really want to sell the house.
That stinks. Judging by lack of staging, the seller is probably not in a huge hurry
That Cambria material is man-made. It cost me a pretty penny because we needed a lot of it - all very custom cut. The backsplash mapper is coming tomorrow, so by mid-July we will have a real kitchen.

Just an FYI that the small beater on Tivoli is still up for sale “lease to own” and they have dropped rental price to $2,995 / month
And Charles still for sale at $950k
I keep following the properties… but don’t have enough money to buy them now anyway
Offer on townhouse in Park Point Loma was not accepted and Seller is not even going to respond. Listing agent says that Seller did not respond to a higher offer 2 months ago, so he is not sure the Seller is even motivated to sell the place.
The house on Goldsmith with the washer/dryer in the kitchen just closed at $950; it listed at $925. (We were discussing it in May on the Flip #6 thread.) It had some very attractive features so not surprised it went over listing.
Too bad about the townhouse. If the seller needs to net a certain amount, maybe he just periodically wants to feel out the market to see if he can get it.
I feel sorry for the listing agent of that condo. The people looking at the photos might think “wow, the agent has done a sloppy job” when in fact it is the buyer who drives the ship. The agent is just that - an agent. If the client is a stubborn donkey, there is only so much that can be done. Too bad your investors tied up their cash!
Hope CB is in negotiations with one of the remodelers that contacted her…
The owner of Rosecroft (which is a very impressive old home) has been trying to sell for several years. At one point I think it was down to $4 million. I guess people spending that much money want a good harbor view. It’s interesting to note that original owners were drawn to area because of the Lomaland phenomena

I have come to the conclusion that I probably will not be able to purchase anything in the near future. Two reasons…limited cash buying power and low inventory/high values. I need to wait until the market stagnates a bit and I drum up some new investors.
So, based on the situation, I scrambled to find 3 remodel projects for my crew.
They are working for a friend who is a contractor right now for 3 weeks
Then a master bath remodel that I probably will not be involved with
And then a 4-5 week project for my agent’s elderly parents (that will probably be a big clash of design tastes!) which I will probably be able to charge a design fee
Bottom line:
Probably should close down the thread for awhile because I won’t be starting a project
And…by the time I ever buy something, remodel and sell it could be a year with no income. This is not a glamorous job and I have no idea how I’m going to make it over this low period. May have to analyze my career choices real soon:)
May I suggest you offer your services to a design firm, architectural firm, etc, in order to get you some sort of
income flow and keep you in the business.
Your CV- 7[!] flips, all fully documented, at incredibly low costs, should get someone interested in using you for your eye and remodeling skills. The other option is to study for your Ca contractors license.
Hang in there, CB! I am keeping my fingers crossed that something will materialize sooner or later.
I seriously could have used your help here! Too bad that you are in CA…
Unfortunately I don’t think contractors license is in my future. In California you have to document a minimum 2 years experience under a licensed contractor and you have to be sponsored by a contractor. I honestly have no idea what the electrician does…but I do know all the codes regarding nbr of outlets on a circuit, gfi outlets and the dang arc fault circuit breakers which are ridiculously expensive and a big annoyance (they trip if you try to use a power tool because it surges power). But I would definitely fail a written test on electrical!!
I was talking to my team about traveling to other areas to do some work and they were totally up for it. But I cannot leave the area for awhile yet.
I think the biggest challenge is trying to get my truck and all our valuable work tools to another location. The truck is invaluable for picking up “the deals” and we obviously cannot get anything done without the tools:)
Bay Area! It’s close by
CB, I’m sorry to hear and really hope something changes/works out for you very soon.
In the meantime, I can’t remember where to look for the discussion about the nano bi-fold door/windows that took place on this thread. We thought our deck project (among other things) was on hold because it was so hard to find a contractor bc everyone is really busy here but we lucked out with a highly recommended one that just became available. He doesn’t want to start until our door system is just about here and they have an 8 week lead time! So, dh and I are looking at La Cantina doors on Saturday and Panoramic on Monday. Ours will be 18’ wide and will be between our second floor family room and a to-be-built deck.
If anyone has any advice on brands or any other details, I’d love to hear, either here, a PM or I could start a separate thread. I’m hoping to place my order no later than July 5 so the clock can start ticking.
FYI, we already have plans for the deck which are with a structural engineer who will complete his piece by Thursday and then they go to the city which is supposed to take about 3 weeks.
I put Panoramic doors on the 2nd floor deck of the last project. They were a lot less expensive but I don’t know how they would ship out of the area ( manufactured in San Diego County). They make the best vinyl alternative and installation was really easy, but critical that they are installed level and plumb.
They will pressure you to “hurry up and order because of lead time”. And they were done in 2 weeks! Which caused me to get them too early and try to keep them safe from the gorillas.
