The Santa Barbara house is wonderful. (Except for the inadequate 4-burner cooktop in the island with no hood. :slight_smile: )

Sounds like they’re selling this $3.7 million (down from $4.6 million when first listed over a year ago) house as a flip…A sale fell through earlier this month - maybe on the inspection?

Last week the local agents had another Sunset progressive Open House (they had one about 2 months ago also). The last one was heavily attended by agents and buyers. I went out with my agent to tour the homes. Three of the homes were flips. And, that same house at 4 4 8 3 Ad

is still for sale, after many many months. This is the flip where the building inspector told me (without telling me the address but I figured it out) that they kept failing their inspections because they weren’t really ready, etc. The entire house is really beautiful, beautiful finishes. The exterior stucco is an incredible custom smooth Santa Barbara finish that must have cost a bundle of money. I think it is a case where the flipper went overboard with materials and finishes and now thinks they have to charge top dollar (which they are not getting). Time will tell

Interestingly, the sat photos on Redfin show the D e l M o n t e house under construction. You can see the piles of roof shingles on the 2nd floor addition, and a giant pile of trash in the back yard. :smiley:

The sat photos through google maps show the house before any construction was started.

@notrichenough that’s fascinating. Both of the satellite maps are Google maps. And, the Google street view used to show the back of the house on the alley and now there is finally a Street View of the little path going down to the house.

Note that Redfin says it is worth $1,950,000 now!!! That’s a $155k increase in 6 months!!

That pile of trash in the backyard is very embarrassing :frowning: It was a constant struggle to manage the piles of trash and try to keep them sorted for recycling purposes.

Armada Terrace is not a flip. It is being sold by a widow after death of husband. Being sold As Is, no repairs, no termite clearance. It has been for sale since June 2016, starting at $4.2 million. One of the key reasons it is priced so high is that there is a height restriction on property below, guarding the views of this home. After 1 year on market, they should drop price a lot.

It did fall out of escrow and is back on market. There is probably a lot of repairs needed and fell out of escrow from inspection and Seller refusing to provide credit for repairs. The drop in price tells me that they accepted that prior offer in the lower range.

Wow, that place is spectacular. It looks like it is in great condition. The interior woodwork in the DR/K area looks beautiful. (Okay, I hate the kitchen counter. :slight_smile: Normally not a fan of wood cabinets, but in this case maybe. Or maybe this would be the place for Poggenpohl.) If I had the $$ to buy it I would be inclined to spend most of my $$ landscaping the slope to have more usuable outdoor living area and a lap/infinity pool. Can you build a guest cottage on a lot like this one? I think I’d rather do that down slope than mess with the existing house. And I certainly would not want to sell the slope and have another house in my face!

I like the mansions on either side that are three times the size… the views are killer though. No bathroom pictures, that’s never a good sign…

Definitely tear down material imo simply because of lot/views and neighbor homes (that were also likely originally the site of tears downs.)

I was sort of kidding when I called it a flip but the description certainly implies a total renovation or tear down. Blank canvas indeed. Also not sure about exterior condition - those struts/beams look like they need work. The virtual tour shows a ton more pictures but yes, no bathrooms.

Perfect square footage for an empty nester. I would keep it as is, just gut the ugly stuff and update.

Too small of a lot to transform this to a 100 million dollar mansion for Mega Billionaire like Bill Gates and there is not enough privacy to isolate the estate for those needed. In Silicon Valley, a house was sold for $150million in Los Altos Hills, it was on a over 100 acres of land and you can only see the entrance gate. The new owner is using it as SECOND house for vacation only.

Property tax for this property is over $2 Million/year.

I have a hard time trying to figure out why anyone would want to ‘vacation’ in Los Altos Hills?? For that kind of money you can get a huge beachfront estate in Hawaii??? But maybe it is a 2nd home because they have to travel to Silicon Valley a lot for work and they will have a place to stay.
