Flip This House # 7

Yes, the buyer is a Russian and he probably has a lot of business in the valley, he could use it for parties to those high value company owners. Seller is the owner of NVIDA

^^ could be laundering money through real estate too.

Want to go back to Nipoma? “House is a true fixer.” http://www.sdlookup.com/MLS-170040212-2852_Nipoma_St_San_Diego_CA_92106

Also wanted to share this " one of point loma’s iconic haciendas". Beautiful home. Love that they included floor plans. http://www.sdlookup.com/MLS-170040209-3131_Zola_St_San_Diego_CA_92106

Second link… It looked fabulous until I hit the photo with the ugly vessel sink. :-& Definitely a gut and reno candidate!

In my book, the house at Nipoma is nowhere near a fixer. It is very livable for some one is not that discriminatory. My true fixer house is a house without kitchen and bath, half roof and a bad foundation, in addition, its near a large transformer station. I did PM cb about it a year ago, the slab had 2" cracks shattered all over the house and the garage.

Nipoma is a good fixer candidate, I looked at it yesterday. But I penciled the numbers and cannot make it work. It will sell fixed up about 900k, possibly a little higher. The reason the other Nipoma Liberace House worked was because it had the 800 sq ft garage below that was converted to bed/bath and family room. That added a lot of value . Plus, I got it for $700k instead of 800k

The details in the Zola house are just gorgeous. I’m sure it was one of the grandest estates in San Diego at one time. Probably owned by an admiral because it was across from the big navy base. However, it is going to be a hard sale because it’s near very busy Rosecrans St and under the flight path

The Pescadero property is in a great location. It went into escrow/Pending very quickly and I don’t know what happened.

The Zola house is wow, even in its less than updated state. Countertops and appliances can be updated quite easily… I love the floor plan except I would ditch the 4th bedroom and convert that into a master spa bath/closet. The master bath is too tiny!

The people in this house really liked mirrors! http://www.sdlookup.com/MLS-170023134-3628_Garrison_St_San_Diego_CA_92106 We’ve driven by this house a lot but had no idea it had such an extensive backyard. Hopefully someone will buy it and move in before the holiday season because this block of Garrison goes all out on decorating - so much so that tourist buses now drive by. Every (occupied) house participates and some people have department store style window setups.

My daughter calls that Teddy Bear Lane and it is our Christmas Light street. This same house was dark last year, and it was the main decorated house

Why do stagers use stools that are way too high in kitchens? It’s like they only stock one height, good for a bar counter that’s at least 6" higher than a standard kitchen counter. It’s a little thing, but there’s no way anyone could sit on the yellow stools in the kitchen.

Those stools are probably $5 apiece, so stagers stock up on them. I call them gawdawful stools because they are truly ugly looking, right height or not! It is really hard to find a nice looking counter height bar stool that would not break the bank! If anyone knows any good sources of counter height bar stools with lighter stain wooden legs and leather seats, I am all ears.

About 25 years I searched and searched for counter height bar stools and finally found the perfect ones at a local non chain table & chairs store. They are very contemporary (think Scandinavian) with no backs so they slid under the breakfast bar in my old kitchen. They are perfect for my island now. They don’t have four legs but only one piece of painted metal sort of shaped like an S. They were about $400 each, which was expensive for us at the time, and I needed three. The seat is natural maple but not uncomfortable to sit on.

I’ve been looking at consignment shops for bar stools and counter stools. We have enough for normal use, but need extras at holidays. There are a lot out there, I’m just being picky.

@BunsenBurner Have you check on Houzz? I just put in leather seats, but you can put in more filters. You also don’t have to buy from them; once you find the chair of your dreams, google and find it cheaper!

Thanks all! I looked on Houzz and many other aggregator sites. Alas, no stools with light maple wooden legs. Plenty of pretty ones but they come with dark stained wood that would stand out like a sore thumb in our light colored kitchen.

OK, back to SD RE issues.

@BunsenBurner One more suggestion; have you checked Frontgate? Currently they are having 25% or 30% off which is needed as their chairs are not cheap!
