This house looks like your kind of place, cb! It’s in too bad of shape to show. It seems to be pending since the day it went on the market so clearly something odd going on. http://www.sdlookup.com/MLS-170014408-1842_Frankfort_St_San_Diego_CA_92110 Maybe you could even build up for a bay view ;).
Holy molly. What a collection of MOLD!!!
no bathroom pictures which I’m thankful not to see!
There are 2 pics of the bathroom - they just strategically left out the insides of the toilet and the tub!
I just looked at the virtual tour - must have missed those still not sure I want to goback and look for them!
Oh my! I just went back and looked at the pictures. I can’t believe someone was living in that!
Notice the calendars on the fridge are from 2013. Cue Twilight Zone music. There appears to be a white ghost in one room and a headless blue figure in another, plus apparently there have been or are cats. Maybe they did the dishes?
Holy crap! That’s disgusting. Flood and recent water damage or some old Gma who’s been letting it get worse and worse?
That house should just be torn down.
I can’t believe someone was cooking in that kitchen! What a health hazard.
This is the ultimate example of a tear down.
I would not spend one penny trying to save any part of the structure!
Judging by the cat mugs, magnets on the fridge, and a cat condo, there are crittters in this house… and they do need to pee and poop somewhere…
I noted the cats above; part of the spooky factor.
I couldn’t resist. I did some research on the background of this house.
Someone passed away and has no heirs or will OR was removed by the County for health reasons (obviously!!!). The house is being sold by Probate Court. There is an accepted offer in place, but it is Contingent on Probate Court Auction. The probate auction is set for Nov 7th and the minimum amount to outbid the current offer is $452,000. So, someone is paying $452,000 for the land only because I don’t think they could save anything but maybe the small foundation.
Although this is very similar to the Nebo house I bought and the Hoarder House. It might be salvageable, but I don’t think it has solid plaster bones like the Hoarder House did.
I can see that whomever is holding the current accepted offer already has submitted complete building plans for a new 2 story home and paid the submittal fee to the City. The permit review is underway. This means that they are obviously not going to let someone else come in and bid higher against them. They have already invested at least $7,500 in plans and permit fees so they are going to keep bidding until they win
My estimate is at least $400,000 to build a 2 story 3800 sq ft house on top of the $430,000 paid for the lot and then you have to demolish everything. They also have a permit to change the curb and driveway in the Public Right of Way
There are no Code Citations against the property so neighbors have not been calling and complaining. Looks like most of the hoarding mess is inside the house
Personally… I think

F ra nk fort was a better candidate. Purchased for $527,000 6/2017, permit pulled and back out as a beautiful home with an addition and big remodel and pending at $998,000. Somehow they got their permit approved over the counter and only had to wait a couple of weeks for Historical Review.
That’s the kind of thing I’m looking for
That is quick! Someone is good buddies with someone in the Historical Review department?
The flip on Cape Cod I’ve been following just had another large price reduction, to $499K. It started at $729K back in July.
They bought the place for $247K, so there is probably still room to make decent money, but wow. I thought it would sell at $549K, just goes to show I know nothing. ![]()

That flip is just weird! Whoever designed the kitchen has not cooked. No way I am paying $500k for a remodeled house that has a stove in such an odd place.
Not to mention that there’s no vent hood.
There is a framed space for an over the stove microwave. Apparently they were too cheap to install one.
