Flip This House # 7

And to top it off…the Frat House on Nipoma with the dudes in the kitchen and on the sofa sold in 4 days for asking price of $850k. The house has some very scary looking 2x4s holding up the back of the house on the steep slope. And listing said “caution on deck, unstable”

Holy JPMorgan.

Maybe a tear down.

This house has been on the market essentially for a year with a nearly a $2 million price drop last spring. But for some reason after dropping the price again a few hundred thousand, they just raised it again by that amount. http://www.sdlookup.com/MLS-170032133-1257_Silverado_St_La_Jolla_CA_92037 Very dramatic and be sure to check out the garage! But the overall design seems very brown to me - also two blocks from the ocean and lovely La Jolla Cove yet no real view?

Wow. There are two pictures of the same bathroom and the only difference is that one has a piece of green art on the wall and the other doesn’t.

I’m not sure how that jumped out at me considering all the incredibly expensive looking fixtures and finishes in that house!

The garage looks massive!

I’ve parked my car by this house before!

I think the green art in the bathroom is photo-shopped in. It doesn’t look real. (Or very attractive, truth be told.) That’s quite a house. A bit over the top for me. (Like I’ve got $8 million to spend!!)

Very interesting house with lots of expensive stuff. It’s very hard for me to imagine paying 8 million for a home overbuilt on a lot that doesn’t have any view. However I am now the victim of a similar giant build going up next door to me…with massive windows looking down into my master bathroom.

I can’t wrap my head around $8m for a house. That’s much more than I ever plan to spend on housing and could house a lot of folks.

Are any of the cars included

IMNSHO the Silverado house is both hideous and sterile. And grossly overbuilt on the lot.

Yuck.

Very monochromatic house. Limestone in the master bath?!! Limestone? In a $8M house?!! Not buying it, nope.

Well, looks like I am back in business with funding. Last weekend my primary investor contacted me and said his funds were back from his venture and he can lend if I find anything.

So, this is what I am going to look at this weekend. It is not available for showings until Saturday, although the agent says he already has an offer, sight unseen, with an inspection contingency. It is occupied by a tenant who has lived there for 15 years and the tenant is going to make an offer also. The agent is not willing to represent me and wanted to steer me to someone else in his office (not going to do that, been there… never a good idea because that ‘someone’ is usually some green newbie that is not aggressive enough for me)

It has the kiss of death with garage under front of house and stairs to the front door. But, it also has flat alley access in the back which can be used for parking. I think that will solve the issue with dragging groceries up the stairs, etc.

Small square footage… but the street is really cute and there is potential for views. Price is right, but I bet it will go up to the higher end, if not higher, from multiple offers because it is the lowest price house in town.

Would it be possible to add a second floor?

Cute little place in need of an update. CB - It looks like he perfect place for you.

If the renter buys it… does he want to have it spruced up?

What’s with the odd-ball price?

Cute little house. But what a mess! If they took all the crap out of it, it would be a LOT easier to see what’s what. I mean really…it’s cluttered!

There’s a tenant in there with zero incentive to make the pictures look good. I don’t think it looks that bad, for a rental.
