Flip This House # 7

I don’t need Bunsen Burner’s half mile, though maybe that would have been reassuring with last night’s Tsunami warning! But 50-100’ back from the edge would be reassuring, though it would likely also be across the street.

Building their houses upon sandstone, hmmm, sandstone is so odd, the cliffs are so old, looking strong, and yet so very fragile.

I’m checking with my La Jolla realtor expert on both the cliffs and the glass.

Per my source, “We feel there is an erosion problem don’t know for sure. It was over priced been on the market on and off for about 8 years. It is now priced better. Bad layout and I’m not sure how you clean the glass. But if you have a dress you can definitely see up it if you are on the deck.”

IME they insure for the worst case scenario because that is better/safer for them.

Update on Flip #1.

We started this flipping journey all the way back in 2013. I shared the remodel and construction for a small house in La Mesa, garage had caved in. That house is now back on the market and it is still cute. She has done a lot of work to the backyard. Remember the tree that was hacked to nothing by the guy who was supposed to ‘lace’ it? After my total agony that he had pruned it down to a stick, the new owner actually tore out the huge tree for some reason.

Here’s the new listing

Hope the link works. I sold it for $462,000 in January 2014. One of the ones that went on the market in December time frame.

@coralbrook so I got a nice lengthy list of ALL the houses for sale in Le Mesa. Any chance you could share the street address?

Very cute house!! I’m guessing it will sell quickly!

Interesting. The house and the finishes are still wonderful. Their furnishings are brown and heavy and dark and don’t match the house at all!!!

I wonder if it isn’t just badly staged. The bedrooms look weird.

I always think bedrooms look strange when there isn’t some sort of headboard attached to the bed. They just feel unfinished to me without something to transition the bed to the wall.

Well…the brown curtains in the one bedroom looked terrible. The house is darling, however, and I can see myself living there…which is always my acid test for a good house. Of course…my personal belongings would look far better!!

Those are the current owners furnishings. Pretty sure there isn’t any staging going on:). I think the furniture and drapes are too heavy for the small square footage interior

If she sells in the ballpark she will make a 25% increase in 4 yrs

cb, how is the search for your next flip coming along?

Looks like there were some updates done to that house with weird angled ceilings, and the angled shower bathroom with the tree toilet seat is funky. When were those done?

I don’t think it’s weird to have angled ceilings in a house of this type. That looks like the shower I remember from the flip.

The tree on the toilet seat is another matter!

I don’t think the shower is angled. It must be a photo wide angle issue. But the ceilings had to be raised in very creative ways causing a vaulted kitchen next to a dropped hallway ceiling. The best we could do with the existing roof rafter structure

Not doing well finding anything. Looked at a house on Marquette Circle in 92106 that was mid century modern. In poor condition but asking $850k. Talked to agent, multiple offers over asking. I was estimating $875k all fixed up and it needed a lot of work

Looked at a house in University City but it really wasn’t special and I needed to get it for at least 50k under asking

There’s definitely an angled ceiling in one of the showers:

Ohh yes, now I remember. Original house had only 1 bathroom that had so much roof rot it was caving in. I had to carve 2 bathrooms into the house and that is a shower jutting into original master bedroom closet space. The other bathroom was carved out of original back porch laundry area
