It gets much more complicated, expensive, and time consuming to level a home and build from scratch so that doesn’t happen too often. Too bad; I know this market has been very difficult for some time.

We are closing on a totally unfixed up 1BD/ 1Ba ,600 Sq ft older cottage on a 7000 sq ft lot with views of the ocean a few blocks away in Monterey for a lot less $$ than that. Partly because of the size and condition of the house and partly because Monterey is not as in demand a city as SD.
Planning on adding 1 bed and bath , gutting the kitchen, and bath, expanding the LR, so it will end up around the same size SF.
Wish CB could do the remodel! :((

La Mesa Mid Century Modern
I’m going out to inspect this property this morning. The house has the hot mid century modern (well, at least I hope I can make it mid century modern). For some reason it has spanish tiles on the entry roof area. House is full of mold and has water intrusion issues. Right up my alley!

La Mesa Mid Century
Just finished inspecting the property and running my numbers. This house i s really special. I love the neighborhood, but more importantly… the entire backyard looks down through the pass to downtown San Diego and tremendous sweeping views. The listing photos don’t even show it!!!
With a little work it could be turned into a cool Mid Century Modern, which is not everyone’s taste but is very popular here right now. I want to take off the red tile roof in the big vault over the house. The red tile roof looks like someone tried to turn it into a Spanish style house or something.
House has 3 medium sized bedrooms and 1 of the bedrooms has an attached bath and then there is a large hall bath. In the back of the house, with sweeping views is the master bedroom with a medium sized attached bath! The bath is 1960s hilarious. Someone built down into the ground and put in a sunken shower with full windows. It’s interesting and maybe we can save it. The whole back of the house has total privacy so we can maximize the windows. For some reason someone put in newer dual pane windows with cheap grid patterns. I hate those windows, but may have to keep them i n the bedrooms and other areas that are not really obvious when you walk into the house
I am going to put in an offer directly with the listing agent, who met me at the property for the inspection. There’s a lot of water intrusion issues that have to be fixed with a trench around the house and new drainage in the yard. That’s not cheap but we will get it done!
I know that no other buyers have viewed the house because he is pushing everyone off to a 2 hour window on Thursday for viewing the property. So, I’m thinking of putting in my offer with a Wednesday evening deadline and see if I can get lucky
