Good luck!
Hope you can save the nice fruit tree in the backyard…it’s probably the nicest thing about the house…after the views.

This sounds really intriguing. Fingers crossed that your strategy works!
Fingers crossed!
The existing foundation is also a nice thing about the house.
No weird addition permits, fingers crossed.
It reminds me of a Howard Johnson’s.
I can see it being turned into mid century style, but the stucco/cement exterior would have to go too, IMO. And definitely the windows wouid need to be changed out to achieve that look.
cb, are you planning to offer list price? Above list price? Below??
Locally, the the mid century style is built with a lot of stucco exteriors, in addition to the Frank Lloyd Wright style of wood interiors and exteriors.
Fingers crossed!
Interesting MCM is done in stucco in your area. Personally, I’m not a fan but it makes sense in warmer climates.
I love SD MCM houses. I can totally picture myself living in that house - after CB’s updates.
Me too!
For some crazy reason it took the listing agent over 6 hrs to even acknowledge receipt of my offer. He’ll write it up Wednesday morning and he doesn’t know if he will be able to present it to the Seller (and I think 3 kids are involved) tomorrow.
My offer is strategic…superior in terms needed for the Seller and there is some strategy in my offer price, but mostly strategy in the timing and expiration of my offer.
Hope this works. Good luck!
Jeez, slow enough on the realtor, you’d think they’d have a sense of urgency in acknowledging and presenting offers!
That is one of my biggest beefs with realtors. If an offer is submitted, they should at least acknowledge receipt immediately and give some indication on when they will be writing up the offer or presenting to the Seller.
I’ve had offers that were just completely ignored with no response whatsoever. Obviously they were never presented to the Seller. I can understand if my offer is not in the ballpark or they are swimming in multiple offers. But at least have the courtesy and professionalism to acknowledge receipt of the offer and explain why the offer is not being considered.
Honestly, I think that a lot of the ones you encounter are just crooks.
La Mesa Mid Century
Woke up this morning to find the offer written up in my inbox. So, I have executed all the signatures and he has already sent it to the Sellers. He indicated that they will probably not respond by my expiration of offer deadline. The Seller is elderly and probably doesn’t even have email or the ability to Docusign electronically. The property has been a rental for about 20 years and Seller lives up in the Los Angeles area. Evidently the sale is being handled by the 3 children, so that involves trying to coordinate with 3 out of town parties to review the offer.
He believes that he will have a Counter Offer back by tomorrow.
Under those circumstances, getting a counter offer by tomorrow will be an achievement. If the children are working, they may not even have a chance to review and discuss until tonight. If agent is anticipating a quick counter, that could mean they’re motivated to move quickly.
I thought, at least in CA, that the Realtor is legally required to present all offers to the seller?
Wow. It sounds like this realtor is paying attention and isn’t playing games. I really have my fingers crossed on this one.
