Flip This House - My Own Home

Pedestal sinks are pretty, but I don’t want to live with one for more than a day or two. If I was renting, I’d appreciate having some closed storage below the sink, drawers or cabinets.

I am excited to see what you do, cb. Your flips are amazing.

I’d nix the door/pocket door and leave it open as well. I think the bath is big enough that it won’t feel cramped with the cabinet sink. Where do you think you’ll have tv/cable located? Above where steps were?

Pedestal sinks are pretty for a guest bath, but I agree that for everyday, a cabinet is best.

I really think I need to have some storage in the vanity. Pedestal sinks are fine for powder rooms but for actual living the renter will need storage for the sink area.

Ian planning for a 24” stacking washer/dryer that is actually 23 3/4” wide. I’m planning a 26 door so it should work to get stuff into the bathroom space

@notrichenough
I can see how I might have a wall mounted table if the refrigerator moved, but still not sure I should give up the food storage pantry. There really isn’t anywhere for food storage in the countertop area. Planning a small kitchen is tough. So far this is what I have:

Silver ware drawer
2 18 inch drawers for Tupperware and stuff
2 30 inch drawers under cooktop for pots/pans/big bowls/small appliances
2 uppers for plates, coffee cups and glasses

That really doesn’t leave anywhere for food storage

FWIW, I would also choose food storage over a kitchen table, especially if the view is in the other room.

When we get to trying to figure out a layout for the large room, I think a drop down table in the current stair area would be a good choice. Right now I need to nail this kitchen and bath area because the plumbing and electrical are getting done right now and they are standing around waiting for me:)

I had this whole concept of moving the toilet to the other side of the shower, putting the sink under the window, and moving the w/d behind the pantry. Then I realized there couldn’t be a mirror over the sink. Oh well.

Maybe make the utility closet a bit bigger. I don’t think a drop down ironing board is necessary. We grown ups still iron but I gather it’s not all that common with the young folks. Ditto no need for folding table; you don’t need to squeeze in a whole laundry center. Having their own w/d will be treat enough for renters. You could put a small linen cabinet on that wall.

DS had a w/d in two of his three apartments, and he just grabbed the laundry from the dryer and dumped it on the bed until he could fold it.

Since there isn’t a huge amount of counter space…I would maybe put an outlet in the pantry, so that a shelf could hold a toaster or even a Keurig. I have a walk in pantry and really like having a lot of the small appliances (toaster, coffee maker and blender) hooked up in there…and not cluttering my counters…

If you move the fridge, that creates a corner, you could put more cabinets there if you don’t want a table, and even add some counter space, I think there would be around 3’ or so, if I did the math right. That would give you plenty of storage.

Doesn’t have to be 24" deep, it could be 18"or even 15".

I agree…put in the washer and dryer, but ditch anything else that goes with it. My kid lived in a small apartment, and the washer and dryer were actually in a nook in the bathroom. He didn’t have a folding area (folded on his bed), and while he did iron, he had one of those little folding things that he could put up. He didn’t need a drop down ironing board.

Kid and roommate shared a Jack and Jill bath with a pedestal sink and were just fine. They got a corner shelf to store their toiletries and stuff. Washer and dryer were in a small closet at the end of the stairwell. She steams her clothes and folds laundry on her bed, so a folding place would have been useless. I have a row of cabinets in our laundry room with ample counter space, and I never use that to fold anything. Folding happens in the master bedroom where the clothes immediately go into closet and dressers. So I am with thumper here. A bigger shower would be better.

Do you really need an 18" pull out for trash? That seems like wasted space to me. Unless your tenant does a lot of take-out food that is too much for one or two people.

I think 18" is perfect for one person. Or maybe I just generate a hell of a lot of trash.

18" gives you enough room for a garbage bin and a recycle bin.

If you only want one bin, you can turn it sideways and use a 12".

Or get rid of the built-in bin entirely, and the tenant can use a free standing bin they keep on the floor somewhere. I never had a built in bin until we re-did our kitchen and had plenty of cabinet space.

I have a 15 inch wide cabinet for 2 11in x 11in square trash bins (for trash and recycling) like these: https://www.homedepot.com/p/Knape-Vogt-18-in-H-x-11-in-W-x-11-in-D-Plastic-27-Qt-Replacement-Pull-Out-Trash-Can-in-White-QT27PB-W/203303169
That 15 inch cabinet was critical for kitchen design layout, and was the only place for trash. I really wanted to be able to recycle so needed 2 cans.
The contractor had a problem because the rims of the cans had some overhang which made two next to each other too deep for the cabinet. The solution I came up with was to put 3/4 inch board under the back one to raise it up. That allowed the overhang of the back one to be directly above the overhang of the front one.

There is not a lot of flor space here…and that trash can will be very visible from anywhere in the living area. I vote for the trash pull put.

Can you build some 12-18 inch thin cabinets on some wall? These could hold lots of types of food.

I wouldn’t put a visible garbage bin in a small space. I had my carpenter enlarge the under sink counter and put two small bins with storage under and behind the bins.

agree…garbage under sink…otherwise it would be tripped over anywhere else in that kitchen.
For a 1-2 person rental, there should be sufficient kitchen storage: uppers, drawers under counter and below cooktop, pantry…and possibly above refrigerator? It’s going to be great!

I am going back and forth between putting in an under counter pullout for trash and recycling, either 15 or 18 wide with silverware drawer above with traditional 24 wide sink cabinet. Or using one of the IKEA sink cabinets where it pulls out (instead of two doors) and trash/recycling could be in there which allows for a full set of 18 inch drawers. I figure IKEA is the place to go for all the functionality for a small kitchen!!
