Flip This House - My Own Home

And, yes, I wanted the vanity next to the shower to make it easier to get in and out of the shower because the vanity is only 22 deep versus toilet 29 deep. But that requires moving window, patching stucco, moving toilet sewer line in the slab and moving sink drain lines and water lines.

Not cost effective.

As it is, I need to spend money to add water lines and a drain for a washer/dryer. But I feel the washer/dryer really is a plus for a rental, no matter how small it

On this project I find myself measuring everything in “how many months of rent would it take to recoup that expense?”

I’m trying to keep overall budget to $20,000. We will see

Note that I have a 24” wide by 15 deep high cabinet for food pantry right inside the door to the left

I agree with the suggestion that the trash just be in a bin under the sink. Under sink storage is typically underutilized anyway. We have our trash and recycling under our sink with room for some cleaning supplies too.

I have a couple of friends who post divorce live in rentals like this. The kitchens vary from a full kitchen to a couple who just have a small cooktop and no oven. Of the three I’ve been inside none of them have in kitchen dining space. Most don’t have laundry and I’m sure would find on site laundry a huge plus. My one friend recently moved into a great guest house space. The owner built it with the idea that she might one day move into it herself. In that one the washer and dryer are stacked in the actual bathroom.
I have a neighbor who is retiring and she plans on moving into her attached guest quarters and renting out the main house. @coralbrook would that be something you would consider down the line?

Maybe. I could rent the large side of house and be able to come and go to the small unit.

Next dilemma (as I sit here trying to find ‘tiny house’ appliances ) is white appliances or stainless. I’m thinking the cabinets will be white to lighten up the space. Stainless appliances are significantly higher cost, possibly $750 to $1000 more total. Do I care??

It’s rental property. You don’t care.

In a studio rental, I would not care about stainless. Rentals usually means lower end SS appliances that do not have smudge proof surfaces - I would find those real PiTA to clean. White is nice and easy.

Your biggest problem will be the cooktop, IMO. Most induction ones come on black.

There’s no oven, right? I feel like this is a big drawback.

What’s the potential rent that will be charged?

I think there is a separate wall oven. Yup. Above the cooktop - combioven.

I’m going to install a microwave/convection oven combo and hope that is enough. Won’t be able to cook a turkey!!

If they have a yard and a place for a grill…they can cook a turkey!!

Rent is a funny question. I feel that $1,500 is really pushing it. I talked to my agent about it. She hasn’t come by to look at it yet. But she insisted $1,900. At this point we have a running bet. She says if she finds a renter at $1,900 I have to give her a $1k fee. If I find a renter at $1,900 I have to buy her dinner. We will see.

As it is now, I have to move into the studio as soon as it is done so that we can then work on the other side of the house

I already bought the induction cooktop and it is black. But I think the other appliances will be white to blend in and save money

I bet whoever is going to live there is not going to host a giant T’giving dinner. Instapot all the way!

Question - will there be an outdoor space the renter could use to place a small grill?

Idk, if I was a prospective tenant, I don’t think I would be happy with that kitchen. No counter space, half a stove, no real oven, no seating. If you want top dollar, that kitchen comes up short IMO.

The other room is huge, I think it would help a lot if you can expand the kitchen into some of that space. Built up a platform to match the other room, take out that wall, and put in real appliances.

I just measured again and room is only 260 sq ft. It’s about 260 sq ft with the built in cabinets along most of the south wall

What you are building would be perfect for something like Airbnb…you know short term folks.

It might also be good for a young person who doesn’t cook much, and doesn’t need much space,

NRE - in Europe, those would be full size appliances. ?

With just the two of us, I tend to cook quick stuff on the stove and most of the time, I use my grill. This San Diego - if I lived there, I would be grilling all the time!
