Flip This House - My Own Home

In the front of the room, I’m going to open it up with French doors wth a small covered deck. Right now I’m trying to cut down all the overgrown stuff in front to maximize the views. That has potential for a bbq or they can bbq in the back by the entry door

Perfect!! Top dollar rental. ?

If I were single, I would not mind living small - especially when the outdoors add so much living space year round.

And if they get a small instapot…they will be all set?

It’s not in Europe, though

I’m sure somebody will rent it even with a 6’ kitchen and mini appliances, but that will eliminate some percentage of potential tenants IMO. Maybe the view will make up for it.

And if cb is at contemplating living in there herself at some point, would she want to live with that kitchen?

My agent thinks surfers will be fighting over it because the best surf breaks are right out front. But I keep reminding her surfers don’t usually have a steady decent income:)

NRE - I would live there if I were single and had a covered patio with a grill. Many folks here in my neck of the woods live in tiny rooms with shared kitchens and bathrooms. CB is building a palace by studio apartment standards. Plus, parking!!

If one can come up to speed being a airbb landlord, you can figure out daily/weekly pricing as compared to traditional tenant. Also if you are willing to do the ‘work’ with changeover of guests versus just traditional maintenance with traditional tenant.

A new paradigm.

How many single people will be able to afford almost $2k/month in rent?

There will be a lot of couples looking in that price range, you don’t want to eliminate any of that potential collection of tenants.

But y’all may be right, the location may trump everything.

I think you will get a single person or likely prefer just one tenant. In coastal Ca that isn’t a super high rent. I agree with @BunsenBurner any tenant who looks at it is going to love it. It’s all new, clean, across from the ocean, has parking and a washer and dryer.
Regarding appliances- my friend lives in the living quarters of an old rising stable. The kitchen is much smaller with just a cooktop. They have a counter top convection oven. My friend lived with her two kids and H. They are from Europe and didn’t think anything of the tiny kitchen. No dishwasher either.

I am also entertaining short term vacation rental but not sure I’m cut out for trying to clean and turnover between each guest. San Diego recently enacted strict short term rental laws for absentee ownership homes but I would be a legal rental under the new laws because I am renting in my primary residence. It was interesting when the law passed (which goes into effect in July). There were 3 or 4 large expensive homes that were vacation rentals in my area and 3 of them went up for sale very quickly…

I looked very closely at their calendars on vrbo and air bob and it looks like they are really only booked 10 to 12 weeks in the summer. Very few winter rentals. So I need to balance the income/costs for short term rentals counting on only maybe 12 weeks.

If it is big enough for 2+ people according to the local sanitation/building codes that govern this, you can’t legally restrict it to only one person. There are all kinds of fair housing and anti-discrimination rules and regulations to be concerned with.

I would recommend cb get a book such as [The California Landlord’s Law Book: Rights & Responsibilities](The California Landlord's Law Book - Legal Book - Nolo) if she hasn’t already. There is a lot to know in order to do everything legally.

Municipalities are going after vrbos. Our city enacted an ordinance that short term rentals have to provide ample off street parking and have a property manager living within 15 miles… That’s why our house went on the market.

You can try short term rental and see how it goes… but frankly, cleaning after each guest is a pita. Can we come and rent for a weekend?

Cb, you may have missed that the STR law was rescinded because Airbnb et al got enough signatures on petitions to force the issue onto the ballot next election. Rather than face the big bucks fight that would ensue, the city council negated the law. No changes, no law, no problem.

I missed that!! However, I would be legal under the new law. I was hoping, if I went into the short term rental, that I would be one of the few left in the neighborhood.

Don’t most vacation rentals charge a cleaning fee? Have someone else do the cleaning.

Yes, I can have a cleaning service but I don’t personally know of a cleaning service that will come on short notice, work any day of the week that you need, any hour you need, etc. Onviously they are out there somewhere servicing the other rentals in town:).

But I’m not convinced it will earn any more income than a full time rental in my case.

Rent is sky high and rentals have been scarce in San Diego, which is why luxury rental buildings are popping up like dandelions downtown. The average one bedroom rent in SD is $1947. Considering the location location location, view, off street parking, w/d, dishwasher, and the charm you will instill, I don’t think your agent is off target. Long term unfurnished rentals are hard to find in your neighborhood. And if you allow pool privileges…add a couple hundred dollars more!

If you are considering short term, test the waters during Comic Con and charge $1500 for the duration. And maybe you can cater to rich vacationing surfer hobbyists from land locked areas!

@coralbrook - I think you could easily find a good long term renter for the studio. You can easily get $1,800 to $1,900 a month. The nice thing for you if you find a great long term renter is knowing someone is around when you travel. I have a divorced friend that has a rental apartment at her house in Clairemont. She has a pool which she allows the renters to use. The apartment has views of Mission Bay and it is larger than your studio since it has a separate bedroom. She has a young couple renting it now and they take care of her cat when she travels.

Marilyn, that is a brilliant idea to rent for Comic Con, the highest visitor weekend for areas near do wntown. It would be perfect because it will be ready right about then. But that means furnished:)

The cat is currently my anchor that keeps me from the freedom of travel. Built in cat sitter would be heaven!
