@shellfell yes, we got granite countertop installed in the kitchen. We had several updates prior to knowing we were moving which included new baths(2014), 35 yr roof with gutters (2015), new driveway 2015, and new HVAC spring 2016. We found out we were moving in October 2016.

So the buyer is doing the inspection on Monday, and I’m not budging if anything comes back. Heck everything is new so if there are minor repairs they can spring for them.

I have a backup offer at full price.

I wish I could show you all my house without giving up the little bit of anonymity I have on this board. My realtor is absolutely fabulous. She includes staging as part of her services. To say she is stager extraordinaire would be an understatement. The wonderful thing is she has several million dollar listings but she services her lower listings just as she would her million dollar listings. She said actually I was a better client because I did exactly what she said even though I didn’t always agree with her. My house was listed at noon and I had an offer by 9 pm.

Now on the other end. We are trying to rent here in Chicago, and boy oh boy the crap folks try to rent has left me speechless. I’m darn near ready to buy because you have to pay a lot of rent to get anything decent. I’m really astounded at the condition of rentals and this has been in the so called good areas like Glen Ellyn.

Congrats! We would have loved to deal with you as a seller! Kudos, and fingers crossed your buyers will be reasonable. We did not ask a bit of our sellers who left the house in complete disrepair and are still deciding if they want to breach the contract or not. :slight_smile:

The buyers asked($475) for a home warranty, $300 towards title insurance, and the washer and dryer. I only offered to buy the home warranty. I may throw in the washer and dryer later if we dont need it here.

@kac425 did you see all the deferred maintenance she did on her house to sell it? Usually when people see brass doorknobs, they think “and what else in this house hasn’t been touched since the 80’s”, but she did a huge amount of work to update it.

@MotherOfDragons I do not know a single person IRL that equates brass doorknobs with an unmaintained 80’s house.

builders here still use them on brand new construction. every single day. its hardly a deal breaker in my region. it literally is a rich person problem, not a real estate problem.

fwiw, i looked at the list of things done of the last few years in preparation, and for the most part, they would have been dealbreakers for plenty of people in my region–no one wants the daunting additional expense of replacing a 35 year old original roof, and any home inspector worth their weight would tell a buyer that. the big ticket items are a different discussion.

i could yay or nay on the countertop replacement—but since i’m envisioning a 35 year old one with chips and wear, i’d probably do it too.

but the doorknobs are a personal cosmetic choice, and as long as they work, wouldnt even be on the list at all.

i personally wouldnt want a buyer for whom its a dealbreaker anyway, since i can only imagine what other cheap cosmetic issues they would want. anyone who doesnt like my shade choice of neutral paint can just move along.

We live in a neighborhood of 1920s houses. Everyone has brass doorknobs and the houses sell just fine.

Anyone who wanted to go through my circa 1913 house and replace all of the gorgeous antique brass/bronze hardware with nickel or whatever is currently fashionable would be a vandal.

But people like that are rarely attracted to old houses. That is, unless someone else has already vandalized them. B-)

@kac425 my roof wasn’t a 35 year old roof, I replaced it with a 35 yr roof. My kitchen counter wasn’t 35 year either. It was laminate, and in my area granite or quartz is pretty much what’s being installed.
